Completed plans call for the construction of a 350,000-square-foot, six-story above grade, 321-unit multi-residential development; for site work for a elderly care / assisted living facility; multi-residential development; and for the addition of a 180,000-square-foot, three-story above grade, 34-bed elderly care / assisted living facility.

Simcoe Manor and Village Redevelopment Project consists of Multiple Buildings as follows: Building A (Long-Term Care) 180,000 sq ft - three (3) levels, 34 additional beds for a total of 160, CIP concrete and steel framed; Building B (Village Square) 81,000 sq ft - two (2) levels, CIP concrete and steel frame; Building C (Affordable and Supportive Housing) 85,000 sq ft - six (6) levels, CIP concrete, LB masonry and steel frame; Building D (link) 8,000 sq ft - two (2) levels, CIP concrete; Building E (Rental Retirement) 127,000 sq ft - five (5) levels, CIP concrete and steel frame; Building F (Maintenance) 2,000 sq ft - one (1) level, steel frame; Building G (12 detached Rental Garden Homes) - 20,000 or 1,700 sq ft each, one (1) level, wood frame; Building H (Rental Townhouses) - 20,000 sq ft or 1,700 sq ft each, one (1) level, wood frame; Building J (Co-Housing) - 7,000 sq ft, one (1) level, wood frame. TIMELINE: Prequalification for sub trades has closed at the Construction Manager. It is unclear at this time if awarded trade information will be released for publication. Pending owner's decision to proceed, structural construction will begin fall 2023 with Buildings A through E in Phase One. Phasing details and timelines may be confirmed Fall 2023. Construction of Phase One will take approx. 36 months to complete. *Project has been currently estimated between 250 - 300 million.
