Renovation of a mixed-use development in Charlotte, Vermont. Completed plans call for the renovation of a educational facility; and 85,070-square-foot educational facility.

*As of November 30, 2022, pre-qualifications are under review with Champlain Valley School District. The Champlain Valley School District is seeking interested Fire Protection Subcontractors to pre-qualify for an improvement project at Charlotte Central School, 408 Hinesburg Road, Charlotte, Vermont 05445. The scope of improvements for this subcontract includes installation of a new Fire Protection (sprinkler) system, fire pump, connections to underground water storage tanks by others, and associated work. Existing Building General Information: The Charlotte Central School is a grade PK-8 facility with many additions and upgrades over the years to the original structures, starting with the old Town Hall building of 1939. Mechanical and exterior envelope upgrades were just completed to the central 1969/1996 portion of the building in the 2021 summer season. 1. Project Description Phase 2 Improvements: A renovation project at Charlotte Central School, Charlotte, Vermont, with work consisting of life safety upgrades including a new sprinkler system throughout the entire facility, associated underground water storage tanks, removal of existing concrete porch and rebuild of porch to house new sprinkler pump room. 2. Scope of Work The scope of work is described below. 1. Electrical, Plumbing, and Fire Protection scope will be the primary focus and includes: a) New Electrical Entrance and Distribution. This includes a new Electrical room at the north end of the 1939 Building, basement level, with new central electrical gear, new distribution, and new sub-panels. Distribution to devices will remain unless an existing condition is found that prohibits the re-use of any branch circuits. Plans include the switch-over from the existing electrical room and gear, and its eventual demolition. New exterior pad-mounted generator behind the utility barn in west parking lot. Relocation of devices/receptacles in B022 and Level 2 gang toilet rooms to be renovated. b) New building-wide fire alarm system. Minor security system upgrades/ integration. c) New building-wide fire protection system. This includes a new fire pump room in the basement of the 1939 Building, north, new fire pump system, buried exterior water storage tanks, sprinkler entrance & valves, and all branch piping and sprinkler heads throughout the building. Electrical feeds to FP equipment as required. d) Plumbing Scope: new ADA single user Toilet Room located in the north end of the 1939 Building basement to replace existing toilet room to be demolished. Electrical receptacles & devices to be reconfigured in TR. e) Incidental Mechanical work as may become necessary to support these other infrastructure improvements. 2. Civil scope of work includes: a) Demolition for immediate areas north and south of the school building impacted by new site work. Demolition of existing transformer at east side of 2011 Building wing. b) Civil utilities and Grading Plan and details for immediate areas north and south of the school building impacted by new site work. Main scope includes buried water storage tanks for sprinkler system, new generator and surrounding site work. 3. Structural scope of work includes:4. Architectural scope includes: a) Demolition plan(s) or details for areas disturbed by improvements work. b) Vertical shaft and horizontal chase to facilitate distribution fire protection piping and electrical distribution from the 1939 Building, and the rest of the school as required. c) To facilitate installation of fire protection sprinklers and electrical wiring, assume all ceiling ACP tiles and grids will be demolished and replaced, except for the Multi Purpose Room (small gym). Tile and grids to be replaced in-kind at same elevation and orientation unless noted otherwise. Assume 50% of existing gypsum ceilings will be removed and replaced in-kind to facilitate installation of fire protection sprinklers, assume the remaining 50% of gypsum ceiling spaces will have exposed piping. e) Architectural details and exterior cladding finishes on the refurbished porch located at the north of the 1939 Building Questions regarding the project may also be directed to: Tom Hengelsberg, AIA, Project Manager Dore + Whittier Architects Cell: (802) 238-9585 or email: thengelsberg@doreandwhittier.com
