Renovation of a clubhouse / community center in Frankfort, Kentucky. Completed plans call for the renovation of a clubhouse / community center.

Marrillia Design and Construction has been selected as the CM at Risk for the Frankfort Country Club Renovations project. The project includes Mechanical, Electrical, Plumbing and Fire Protection (MEP&FP) as well as interior finishes to facilitate the renovation as detailed by EOP Architects. The scope of work herein only includes Phase 1 of the architectural concept design which includes the renovation of the boys' and girls' restrooms on the basement level and the renovation of the adjacent canteen dinning and food service space. The existing restrooms will be demolished and reconfigured to suit the needs of the current members. The existing Canteen will be slightly enlarged to accommodate increased member capacity and receive a cosmetic update. The existing food service hood and cooking equipment will remain in place while the bar and seating areas will be expanded. The current building is 100% sprinkled by a wet-type system. This system will remain in place and continue to serve the club. Sprinkler heads will be added, and existing heads modified to maintain coverage in the expanded canteen area. Coverage will be maintained in the restroom renovation. The existing restroom group shall be demolished along with all lavatories, water closets and showers. The branch piping shall be demolished back to the mains and capped. The restroom and canteen both have substantial plumbing scope in this phase. The women's restroom will have 5 new floor mounted water closets and 3 lavatories. The men's restroom will have 3 new floor mounted water closets, 2 urinals, and 3 lavatories. The faucets and flush valves will be battery operated automatic valves. Each restroom will have a floor drain and a hose bib and there will be a cooled drinking fountain at the restroom entrance. The canteen plumbing scope includes a 3-compartment sink, grease trap, hand sink, and floor drain. The sanitary mains for this scope have been installed in a previous project. One 6" main is serving the canteen with a 4" secondary main serving the restroom group. The existing HVAC system, refrigerant piping, ductwork, diffusers, and grilles will be demolished from this area. The canteen and restroom group will be served by a new light commercial high efficiency heat pump system. The existing facility is served by an exterior pad mounted transformer to the buildings dock and service lane on the basement level. Incoming (4) parallel sets of 3#350MCM conductors terminate at a 1200A, 480Y/277V 3 phase 4 wire service entrance fused disconnect section in the interior utility corridor inside the building via underground conduit. The disconnect then feeds a 1200A Square D, I-Line panel labeled Panel D, located at a centralized utility room on the basement level. Panel D is the main distribution panel for the facility and all of its outgoing feeders are routed under slab. Panel D feeds a 75KVA 480V-120/240V transformer which feeds panel A2 via a 125A fused disconnect. The 120/240V load center panel, located in the Canteen, is fed from panel A2. This load center was added when the Canteen was renovated from its previous function as a teen room. Electrical demolition scope will include removal of lighting fixtures, lighting devices, low voltage devices, and select electrical receptacles within the Canteen and existing restrooms. If the last device on a circuit is removed the conduit and conductors will be removed back to the source equipment. The existing load center panel within in the Canteen will also be removed and select receptacles sourced from that panel will be prepared to be refed. New electrical switch gear is detailed in construction drawings. Pricing for the following scopes of work is requested for the project: -Selective Interior Demolition -Casework and Countertops, Interior Wood Base, Metal Foot Rail -Fire Caulking -Door Frames, Doors and Hardware -New Sliding Window at the Canteen Transaction Window -Aluminum-Framed Entrances and Storefront -Metal Stud Framing, Drywall, Batt Insulation, Acoustical Ceilings and FRP -Ceramic Tiling -Flooring -Painting -Division 10 Specialties -Commercial Kitchen Equipment per Sheet 1.A151 -Fire Protection -Plumbing -HVAC -Electrical
