Scope of Work 1. Design and install approximately 420 windows. These windows are located within tenant rooms, tub rooms and in the kitchens. An example of unit's windows is pictured below. The windows are double-hung full frame windows. Tempered glass, as needed, per building code. The end units may have an additional window(s). Bidder must verify size and count.
a. Windows must be operable (open, closable, lockable).
b. Interior portions of the frames should be white or off-white in color. Exterior portions of frames should be white in color to match the building exterior.
c. Contractors must repair or replace, paint and install interior and exterior window trims;
d. Glass should contain a low-emissivity coating.
e. Window System should be energy efficient, displaying an Energy Star Label. Falmouth Housing Authority seeks to obtain the design and installation of Andersen 100 series new construction windows or equal, with new Azek exterior trim or equal, interior trim to be replaced as equal to existing. Tempered glass is required, per building code, in kitchens and bathrooms, at the Rose Morin apartments. 58 Rose Morin Lane, Falmouth, MA 02540. All exterior and interior trim must be primed, caulked and painted. There are a total of 60 units. The work is expected to take up to 90 days from start date and is anticipated to cost $475,000. Most, if not all, units are occupied, and a plan will need to be put in place to work around tenant furnishings. Proposals should, at a minimum, include the following and in the specified order FHA reserves the right to reject any or all proposals, to waive any informality in the RFP process, or to terminate the RFP process at any time, if deemed by FHA to be in its best interests.
