Renovation of an educational facility in Glastonbury, Connecticut. Completed plans call for the renovation of a 16,765-square-foot educational facility.

The Glastonbury Public Schools ("The Owner") is requesting bids from licensed, qualified general contractors to perform interior renovations within an existing second floor "open classroom space" of approximately 16,765 square feet ("the Project") located at the Naubuc Elementary School, at 84 Griswold Street, Glastonbury, CT 06033 ("the "Premises"). In general terms, the Project will include a general demolition along with new construction of the existing spaces (16,765 +/-) square feet in order to convert an "open plan space' to a traditional, compartmentalized classrooms environment. The specific Work of the Project is defined by the Contract Documents. Each Bid must be accompanied by a bid security in the form of a Bid Bond, certified in an amount not less than 10% of the base bid amount except as otherwise expressly provided in the Instruction to Bidders. The successful bidder will be required to provide performance and labor and material payment bonds in the full amount of the agreed contract price. Bidders are further advised that this project is subject to the prevailing wage requirements of Connecticut General Statutes Section 31-53. The Owner reserves the right to amend or withdraw this Invitation to Bid for any reason, to accept or reject any or all Bids, to waive any informalities or non-material deficiencies in any Bid, and to make such award (or make no award) of a contract in connection with this Invitation to Bid all as determined by Owner, in its discretion, to be in the best interest of the Owner. A Bid may be rejected for irregularities of any kind, including without limitation, alteration of form, additions not called for, conditional proposals, and incomplete Bids. A Bid may also be rejected if, in the opinion of the Owner, the Bid does not meet the standard of quality established by the Bidding Documents. Any or all Bids may be rejected if there is any reason to believe that collusion exists among two or more Bidders. The foregoing provisions are for illustrative purposes and shall in no way limit the right of the Owner to reject any and all Bids, in whole or in part. A. The Work of the Project is defined by the Contract Documents and consists of the interior renovations and reconfiguration of existing space within a school. B. Hazardous material abatement and some selective demolition will be performed by the Owner. C. The Work generally includes, but is not necessarily limited to the following major elements: 1. Removal of building materials and components, including selected existing fire protection, plumbing, mechanical, and electrical systems. 2. Demolition of selected area of existing interior and exterior walls and various finishes. 3. Offsite disposal of all removed materials. 4. Construction of gypsum partition walls and exterior cold-formed framing at locations of new windows. 5. Provision and installation of new aluminum windows, wood doors, hollow metal frames, hardware, and glazing. 6. Provision and installation of new casework and countertops, ceilings and grid, flooring and base, tiling, painting, and other finishes where indicated. 7. Provision and installation of new toilet compartments and accessories. 8. Provision and installation of new visual display boards, signage, wall protection, and window treatments. 9. Fire Protection: a. Removal and replacement of existing exposed sprinkler heads affected by new ceiling system, including flex and hard pipe connections where required. b. Fire suppression system cannot be shut down on the second floor while the building is occupied. 10. Plumbing: a. Removal and replacement of existing plumbing fixtures. b. Removal and replacement of existing floor drain covers. c. Provision and installation of new sinks and bubblers in new classroom as shown on Drawings. d. Provision and installation of new piping, fittings, components, etc. as required for complete installations. 11. Mechanical: a. Removal and replacement of existing rooftop units. b. Provision and installation of new VAVs for the first and second floors, with the second floor having its own including controls for each space. VAVs on the first floor to have reheat in the boxes. 12. Electrical: a. Removal and replacement of existing lighting, lighting controls, fire alarm devices, receptacles, technology devices, and connections to mechanical equipment. b. Removal and replacement of existing recessed electrical panels, fed from existing distribution panel. c. Feeding of new roof top and ceiling mounted mechanical equipment from existing distribution panel and new local panels There are 6 Add Alternates that are part of this bid: Alternate #1 - New Window Openings Alternate #2 - Solatubes Alternate #3 - Custom Bookshelves & Cubbies Alternate #4 - Manufactured Bookshelves & Cubbies Alternate #5 - Interactive Monitors Alternate #6 - Elevator Modernization It is anticipated that the successful Bidder will be required to commence work on or about July 31, 2023 and achieve substantial completion of the Project no later than June 7, 2024. Deadline for Submission of RFI/Clarifications May 12, 2023 Written or graphic instruments issued by the Architect prior to the execution of the Contract which modify or interpret the Bidding Documents by additions, deletions, clarifications, or corrections.
