Site work and new construction of a multi-residential development in Glastonbury, Connecticut. Working plans call for the construction of a multi-residential development; and for site work for a multi-residential development.
As of January 11, 2024, a construction manager and an architect has been selected and this project is in the pre-construction/negotiated status. A firm timeline for sub-bidding and start of construction has not been determined. *The closed solicitation has been included below for reference: The Housing Authority of the Town of Glastonbury (GHA) seeks to retain the services of a qualified Construction Manager with expertise in all phases of preconstruction and construction of affordable housing. GHA is requesting a "Statement of Qualifications and Response to Request for Qualifications" from interested parties for the Nye Road project. The development is seeking funding from the Low-Income Housing Tax Credit program and additional funding from Connecticut Department of Housing (DOH), Connecticut Housing Finance Agency (CHFA) and other federal funding sources. Prior successful experience working with State of Connecticut DOH and CHFA funded affordable housing developments is mandatory to qualify for consideration for this project. The design and construction drawings will be developed by Quisenberry Arcari + Malik Architects. Schematic design work is currently underway. The Housing Authority of the Town of Glastonbury ("GHA") is seeking a qualified firm to serve as construction manager at risk ("CMR") for it Nye Road affordable housing project. Construction/Groundbreaking is contingent upon award of funding. GHA will be applying for funding over the next eight months. Selection of a Construction Manager will entail an interview with the highest ranked firms. The GHA in partnership with the Town of Glastonbury seeks to develop an affordable housing property on Nye Road in Glastonbury, CT. The GHA will acquire part of the current 50-55 Nye Road property and part of the Town of Glastonbury's abutting land to create one parcel which will be between eight and twelve acres in size. The Town of Glastonbury will acquire the remaining part of the 50-55 Nye Road parcel. The general scope of work involves the demolition of a one-story commercial building, sitework to allow for new infrastructure and the construction of approximately 65 new construction family units in approximately 17 buildings, plus a community building. The current concept envisions creating townhome styled buildings that contain between two units and ten units each. The CMR reviews and participates in design and the production of the construction documents with the Owner and Architect. The CMR solicits trade bids on behalf of the Owner from trade subcontractors on a competitive basis. The CMR shall agree upon a Guaranteed Maximum Price to perform the work identified in the Bid Documents and enters into contracts with these trade subcontractors to perform their trade work. The CMR reviews and participates in design and the production of the construction documents with the Owner and Architect. The CMR solicits trade bids on behalf of the Owner from trade subcontractors on a competitive basis. The CMR shall agree upon a Guaranteed Maximum Price to perform the work identified in the Bid Documents and enters into contracts with these trade subcontractors to perform their trade work.
