he scope of this project is an upgrade from an original pneumatic HVAC control system to a new direct digital control (DDC) building automation system (BAS). This requires removal of the existing pneumatic system including compressor, power supply, air piping, thermostats, and valve actuators. The majority of the piping system and all of the control valves are located in a crawl space below the first floor. New control valves will be moved out of the crawl space and into existing convectors which will require modification to create the necessary room. New control valves, isolation valves, balancing valves, air vents and unions will be installed. This will result in piping modifications as well as insulation removal/replacement. Installation of the new DDC BAS will include a new controller, integration into the existing boiler plant controls, new electronic actuators throughout the building and the necessary low voltage wiring to connect the system. Additionally, the existing exhaust fans will be integrated into the new control system as well. All wiring throughout the building will be provided in metallic raceway with the majority of this installed in the crawlspace. Raceway installed outside of the crawlspace will be painted to match surrounding finishes. The crawlspace averages 3 to 5 ft in height with two points of access. The crawlspace floor is uneven and consists of mostly sand, earth and rock. Designated substances are present in the building including, but not limited to, paint on existing walls and insulation on piping. Interaction with these substances has specific requirements while carrying out this work. A hazardous materials scope of work is outlined in these tender documents. Though the building will be empty of students during summer break, a number of office staff will continue working in the building in various locations. Minor phasing of work will be required as a result.
