Renovation of a multi-residential development in Vancouver, Washington. Completed plans call for the renovation of a 62,425-square-foot multi-residential development.
**As of June 5 2023, the project has not yet been awarded. A timeline for award has not yet been established.** Work includes, but is not limited to: Tear off and replacement of roof on Building E, including the replacement of sheathing and fascia, as needed. Roof inspection, spot repair, and shingle replacement, as needed, on all remaining buildings. Replacing all vented ridge caps on all roofs to required specifications. Removal of all open box vents and either: Replacing with a duct-outlet roof vent for existing attic ducts or infilling with sheathing and roofing over. Installing new duct-outlet vents, as needed. Inspect and repair / replace, as needed, existing duct work within attic. Confirm existing attic vent baffles are free and clear and repair / install new, as needed. Confirm existing attic insulation is spread evenly upon completion of attic work. Clean existing gutters and repair / replace gutter screens, as needed Project Description: Work in this contract includes, but may not be limited to: - Tear off and replacement of roofing on Building E (approximately 5,700 sq. ft.), including the replacement of sheathing and fascia, as needed. See Section 01 22 00 Unit Pricing for more details. - Roof inspection spot repair and shingle replacement, as needed, on all remaining buildings, covering roughly 80,000+ sq. ft. - Replacing all vented ridge caps on all roofs, including, as needed, trimming back of sheathing to required gap width as specified in plan pages. See Architectural Plans for more information. - Removal of all open box vents and either: 1.Replacing with a duct-outlet roof vent for existing attic ducts. See Section 01 22 00 for more details. 2.Or, when is #1 is not applicable, infilling with sheathing and roofing over. - Installing new duct-outlet vents in roof plane, as needed, to accommodate existing attic vents. See Section 01 22 00 Unit Pricing for more details. - Inspect and repair / replace, as needed, existing attic duct work, from roof vents back to ceiling penetrations, to insure against air leaks.
