Contractor shall protect areas adjacent to his work. Contractor shall repair any damage they may cause. Contractor shall protect work of other trades. Contractor shall correct any painting damage that may be caused by cleaning, repairing, replacing, and other refinishing as directed by the Facilities Management. Workmanship is to be warranted for not less than one-year from date of final inspection. Materials shall be warranted per manufacturer's warranty. All materials, equipment, and supplies shall be new and in good condition. All work shall be accomplished in a manner that is acceptable to the Facilities Management. Work shall be scheduled to avoid any interference with normal operation of the park as much as possible. During the construction period, Contractor shall coordinate construction schedules and operations with the park manager. Contractor shall schedule and attend a pre-construction conference. A pre-construction form shall be signed by the Contractor, Facilities Management, Park Manager/Park Representative before work can begin. Contractor shall remove approximately 330 sq. ft. of fascia boards. Pressure-wash approximately 3,400 sq. ft. of exterior wood ceilings, concrete, post and metal gates and walls with a water and bleach solution. Let dry for 3-days and remove loose and peeling paint using a wire brush and or sandpaper. Wood ceiling will need to be re-nailed as needed. Paint all wood, metal posts, ceiling, fascia boards and all door and window trim. All bids over $100,000 shall include a payment bond in the amount of twenty-five percent (25%) of the contract price.
