Renovation of a mixed-use development in Fairfield, Connecticut. Completed plans call for the renovation of a educational facility.

General Clarifications This estimate assumes scope is limited to the areas requiring new HVAC unless otherwise noted. This is per the Fairfield School Summary List dated 9-10-21 provided by DTC. The areas are below: Fairfield Woods: 55,000 Square Feet Osborn Hill: 38,100 Square Feet North Stratfield: 57,100 Square Feet This estimate includes 3% construction manager contingency. This estimate does not include a building permit. This estimate assumes a project start of June 2024. This estimate is based off of the 3 assessments for each school dated 10-7-21. This estimate does not include builder's risk insurance. This estimate assumes the projects can occur simultaneously. Gilbane's general conditions and preconstruction costs assume this. This estimate does not include builder's risk insurance. Site Services This estimate assumes site services costs based on the three projects going simultaneously. Demolition 1 This estimate assumes selective demolition only in areas receiving new HVAC equipment. 2 This estimate includes allowances for abatement of hazardous materials. Site Construction 1 This estimate includes an allowance for sitework associated with new electrical conduits if they end up being required Concrete 1 This estimate includes an allowance for new equipment pads and select repairs around openings for new piping and ductwork. Structural Steel 1 This estimate includes an allowance for supplemental steel for new ductwork openings only. It is assumed that the existing structure can support new equipment on the roof. No costs have been included for structural reinforcements. Carpentry 1 This estimate does not include new millwork or casework. An allowance has been carried for select rough carpentry scope associated with blocking for new panelboards and roof penetrations. Thermal and Moisture Protection 1 This estimate does not include a new roof system as a result of new equipment going in. Allowances have been included for select "rip and replace" where new penetrations are required for new equipment, ductwork, curbs, piping & supports. Doors and Windows 1 This estimate does not include new openings Finishes 1 This estimate includes an allowance to replace 50% of ceilings in the area of work. It does not assume that the entire ceiling grid has to be replaced. 2 Allowances have been included for select painting and flooring repairs. Specialties 1 This estimate does not include new specialties. Equipment 1 This estimate includes an allowance for relocating owner equipment to access and install the new mechanical systems. Conveying Systems 1 This estimate does not include elevator work. Fire Protection 1 This estimate assumes new sprinkler systems are not required. Plumbing 1 This estimate includes an allowance for select roof drain relocations and a possible gas line to new rooftop units. Heating, Ventilating & Air Conditioning 1 This estimate assumes new air conditioning in 55,000 square feet of Fairfield Woods, 38,100 in Osborn Hill and 57,100 in North Stratfield.
