Renovation of a clubhouse / community center in Antrim, New Hampshire. Working plans call for the renovation of a clubhouse / community center.
The owner has selected a Construction Manager. Sponsor is proposing to convert an existing historic mill into new affordable housing units on the site situated at 42 Main Street, Antrim NH. As currently conceived, the development will consist of up to 35 apartment units and up to 88 parking spaces. Total gross building area is expected to range from 42,000 sq. ft., depending upon permitting and financial feasibility (to be determined in consultation with CM). With the assistance of the CM, Sponsor will consider a wide range of construction and rehabilitation, and in the context of this being a historic rehabilitation project. The Developer is to review CM proposals and negotiate a contract with the selected firm for pre-development construction management services to establish project feasibility through design development, with the intent and option, subject to project feasibility and final HUD Environmental Clearance, to contract with the selected CM firm for CM services through the bidding and construction phase of the project, in the form of a Guaranteed Maximum Price contract. Qualified applicants will have comparable experience and a bonding capacity of at least $14 million dollars. Minority-owned, women-owned, Section 3 businesses and locally-owned businesses are strongly encouraged to apply, and should identify and document themselves as such. The overall project will be an Equal Employment Opportunity Construction Contract.
