SJSU requesting statements of qualifications from experienced real estate development teams (Respondent) with expertise and a successful track record completing mixed use, multi-family housing projects, employing various public and private funding sources, and maintaining compliance with Federal, State, local, California State University (CSU), and other authority having jurisdiction requirements. This Request for Qualifications (RFQ) is intended to identify qualified Respondents who will plan, finance, design, construct, operate, and maintain a mixed use, workforce and market rate housing development on property owned by SJSU and located in downtown San José, California. SJSU plans to establish a bench of a limited number of highly qualified Respondent teams who may be invited to respond to the second phase of this procurement whereby the University will issue a Request for Proposal (RFP) for the proposed Project. The RFP will be issued to the selected bench of the most qualified Respondents pursuant to this RFQ. The deadline for submission of questions regarding the content of this Request for Qualifications (RFQ) is July 18, 2023 at 3:00 p.m., Pacific Standard Time (PDT). Questions shall be submitted via the SJSU procurement platform known as CSUBUY. San José State University (SJSU or University) assumes no responsibility for any delay in the submission of questions in response to this RFQ.Questions will not be accepted orally, by telephone, or directly by SJSU staff. Qualified Respondents meeting the requirements of this RFQ and demonstrating the ability to plan, finance, design, construct, operate and maintain mixed use, urban, multi-family housing projects are encouraged to submit responses. Respondents under this RFQ may include one entity or a team of several entities submitting a joint response.
