Renovation of an elderly care / assisted living facility in Fontana, California. Completed plans call for the renovation of a 10,400-square-foot, one-story above grade elderly care / assisted living facility.

The work to be performed under this Contract consists of Tenant Improvements of approximately 10,400 square feet for the Cypress and Knopf Centers. The work to be performed at the Cypress Center under this Contract consists of Tenant Improvements of approximately 6700 square feet. To include a multi-Purpose room designed to operate as event center with ancillary rooms such as storage, staff office, kitchen, public lobby, public restrooms, corridors, and four additional rooms. The improvement will also include the following: Note Vendor must provide individual pricing for each improvement, Painting of all interior walls, Ceilings Two (2) coats. Contractor Must repair any damage dry wall before painting. Vendor to use Dunn Edwards Paint Only. All Doors and frames must be prep and painted. Colors to be determined (TBD). Stage Bathrooms remove all fixtures, repair drywall and paint. All water lines to be caped. Floor and wall drain must be caped. Stage Floor to be resurface and seal. Multi-Purpose room Remove and install new dividing door Lobby demo front counter, rebuild new front counter with Quartz countertop. Vendor to provide specs for review Kitchen: flooring will remain. Kitchen: removal of upper and lower cabinets, install new cabinets with Quartz countertop, two compartment sink, and fixtures. vendor to provide samples and layouts Removal of island and replace with new island with Quartz countertop. Removal of serving Cabinet and countertop, replace with new Cabinet and Quartz countertop, Removal of overhead heat lamps must repair drywall and cap all electrical wires Flooring Specks, remove existing VCT and wall base. Remove any loose floor patches and sand substrate, inspect for signs of moisture, and set RH test. Patch cracks, joints and fill low spots to provide a smooth substrate. Skim coat with spec patching compound and sand substrate. Spread specs adhesive per manufactures guidelines and specs for LVP product. Install new spec vinyl/rubber top set base, install transitions and caulk door jams as necessary. Removal of existing VCT and replace with LVT flooring. Vendor to use Mohawk V-One Adhesive, Patch Compound Ardex MRF, and top Set Base Roppe Pinnacle 4.5" Base vendor to use Mohawk Large &Local -9.25"x59" Enhance Resilient tile. Vendor must provide samples. Construction Of a new children's Bathroom. Please view plans for specs. Plans for new children's bathroom are available in our development service building. East Men's Restroom removal of sinks and countertop and replace with new sinks, fixtures, and Quartz countertop. Vendor to provide samples. East Restroom Women, removal of sinks and countertop and replace with new sinks and Quartz countertop, vendor to provide samples East Restroom Women, replacement of all fixtures. Vendor to provide samples. OF WORK - KNOPF CENTER of work consists of two community centers; each center is independent of each other and will be quoted independently. The work to be performed Knopf Center under this Contract consists of Tenant Improvements of approximately 3700 square feet. Including a Multi-Purpose room designed to operate as event center with ancillary rooms such as storage rooms, staff offices, kitchen, public lobby, public restrooms, corridors, and six additional rooms. The improvement will include the following: Painting of all interior walls, ceilings. Two (2) Coats. vendor must remove popcorn ceiling and repair any damage dry wall before painting. Vendor must use Dunn Edwards Paint. Paint colors (TBD). Paining of all doors and door frames. Colors (TBD) Multi-purpose room flooring must be resurfaced and seal. Kitchen subflooring must be repaired and new flooring install. Replace all interior flooring in center. Vendor to provide samples. Kitchen removal of upper and lower kitchen cabinets. Liquidated Damages of One thousand Dollars ($1,000.00) per day for each and every calendar day of delay beyond the Contract Time or beyond any completion schedule The CITY reserves the right to reject any or all bids, to waive any irregularity, to accept any bid or portion thereof, and to take all bids under advisement for a period of ninety (90) calendar days after the Bid opening date. of Work: Cypress Center located at 8380 Cypress Ave, Fontana, CA 92335 And Knopf Center located at 8384 Cypress Ave, Fontana, CA 92335 Each bidder shall be a licensed contractor pursuant to the Business and Professions Code and shall be licensed in the following appropriate classification(s) of contractor's license(s), for the work bid upon, and must maintain the license(s) throughout the of the contract: Class "B" General Building Contractor's License Deadline 09/14/2023 at 2:00 PM PT
