Renovation of a multi-residential development in Winston Salem, North Carolina. Completed plans call for the renovation of a multi-residential development.

The professionally qualified contractor shall provide all equipment, material, and services to complete the roofing, gutter and downspout replacement at Piedmont Park located in the City of Winston Salem. Property was constructed in 1981 and consists of thirty-five (35) two- bedroom units, fourteen (14) three bedroom units Total of 25 buildings including an on-site office The property office is located at 635 west 13th St (PIN 6836-01-4905.000 REID 6836014905000) Roofing Materials: A. Contractor shall remove and dispose of all existing shingles and felt down to the sheathing to all housing units, on-site office, and daycare facility. Non-hazardous and hazardous materials will be disposed at an approved off-site location as required by local regulations. Hazardous materials shall be contained in appropriate containers and disposed of in a proper and legal manner. This is the sole responsibility of the Contractor. Existing sheathing must be inspected by the Director of Capital and Construction or his designee before new felt, underlayment and shingles are installed. Any work to be performed to damaged or deteriorated sheathing, rafters and fascia board will be done in accordance with a change order. The cost for replacing these items will be determined based on per unit costs provided on the Bid Form and NonCollusive Affidavit by theContractor. Contractor's License All Bidders shall be licensed under the provisions of applicable law of the State of North Carolina to do the type of work contemplated in this project. The successful Bidder for repairs shall possess a valid Contractor's License issued by the Contractors' State License Board at the time the contract is awarded. The class of the license shall be applicable to the work specified in the contract. Bid Security Bond Each Bid shall be accompanied by a certified check, cashier's check, or Bid bond issued by a guaranty company authorized to carry on business in the State of North Carolina, in an amount equal to at least five percent (5%) of the sum of the total bid amount, including any options. Said bond is payable without condition to the Housing Authority of the City of Winston-Salem as a guaranty that the bidder, if awarded the contract, will promptly execute the contract in accordance with the Bid in the manner and form required by these contract documents. The Bid Security shall be forfeited to the Housing Authority of the City of Winston-Salem as liquidated damages in the case of failure or neglect of the bidder to furnish, execute and deliver to the Housing Authority of the City of Winston-Salem the required performance bond, payment bond and evidences of insurance, and to enter into, execute and deliver to the Housing Authority of the City of Winston-Salem the contract within ten (10) days after being notified in writing by the Housing Authority of the City of WinstonSalem that the award has been made and the contract is available for signature. Payment Bond The Successful Bidder will be required to furnish a Payment Bond in an amount equal to one hundred (100%) of the total amount of the contract before commencement of the work and conforming to the contract documents. Performance Bond The Successful Bidder will be required to furnish a Performance Bond in an amount equal to one hundred percent (100%) of the total amount of the contract before commencement of work and conforming to the contract documents. All questions must be submitted no later than Wednesday, January 24, 2024 at 2:00 PM (EST).
