Renovation of a municipal facility in West Sacramento, California. Completed plans call for the renovation of a municipal facility.

The scope of work includes replacement of the (4) existing dual-deck custom air handling units and (1) air conditioning unit located on the roof of the building along with related electrical service equipment and the replacement and integration of the existing building management system including coordination and replacement of new VAV controllers throughout the building. There are no interior space alteration, change in use, or occupancy proposed. Question Submission Deadline: February 2, 2024, 2:00pm Construction work shall be performed in stages as approved by the City during the construction period to minimize operational impact to the building occupants. Fire alarm devices normally installed in the roof top mechanical units will be addressed by the owner under a modernization of the fire alarm system by Sierra Building Systems. *City Facilities Staff will provide tanks for the recovery of all R22 refrigerant and the city will Retain the refrigerant. The mechanical HVAC equipment and control systems at City Hall exceeded the industry standard useful life. City Hall has four (4) existing dual-deck custom air handling units. Two (2) large air handling units, (AHU-1), a 54.0-Ton 21,560 CFM, and ACU-2 (AHU-2), a 54.0-Ton 21,560 CFM, failed due to internal mechanical failure of the compressors. City Hall is currently operating a 125.0 -Ton temporary rental system utilizing 1/3 cooling capacity air flow through the existing 55-ton air cooled unit. The one (1) existing packaged rooftop unit AC-1, a 15.0-ton, 5,830 CFM, serving the elevator lobby area, has exceeded the industry standard useful life. The two (2) remaining large air handling units, (AHU-3), a 16.7-Ton, 5,360 CFM, and (AHU-4), a 35.0-Ton, 12,805 CFM, have exceeded their industry standard useful life. The air handling units were on a Metasys control system and were later upgraded to an Alerton system. The current building automation system does not have the flexibility to override many of the necessary functions and limits user access to programmable logic resulting in operational deficiencies. The City of West Sacramento is only accepting electronic bid submissions and only through its online bidding platform, OpenGov. Bidders shall create a FREE account by signing up at OpenGov.com.
