The College is seeking a qualified contractor for the Accessible Restroom Renovation - Phase 2 project on the Wellesley campus. E-mail: Bids@massbay.edu, Sub and General Written Responses posted by Wednesday, February 28, 2024, 5:00 pm Spaces to be renovated include: 1. In the Carey Building on the 1st floor, renovation of Men's Room T100L into fully accessible Men's restroom. 2. In the Carey Building on the 2nd Floor, renovation of the existing Women's Room T200BB to be a fully accessible Women's Room. 3. In the Carey Building on the 3rd Floor, renovation of the existing Men's Room T300BB to be a fully accessible Men's Room. 4. In the Carey Building on the 4th Floor, renovation of the existing Men's Room T400BB to be fully accessible Men's Room. 5. In the Carey Building on the 5th Floor, renovation of the mechanical equipment in Storage Closet S500C to service the restrooms below. 6. As Add Alternate No. 1, in the Tech Tower Building on the 1st Floor, renovate the existing Men's Room T100LL into a fully accessible Women's Room. C. The work will include all operations necessary to deliver the renovated spaces in a fully installed and operable condition including all systems and obtaining all necessary licenses, permits, and certificates. Where building systems exist within and adjacent to the work area, and are known by the Owner and Architect, they have been shown on the plans appearing in, but not restricted to, the exhibits. Connections to these existing building systems will be the responsibility of the Contractor. D. The scope of work, without limiting the generality thereof, includes all labor, materials, equipment and services required to perform the work described fully in the Drawings and Specifications and includes, but is not limited to the following major work: 1. Renovations include, but not limited to: a. Demolition including removal of sections of non-loadbearing masonry wall that enclose the plumbing chases b. Demolition of existing plumbing fixtures and pipes c. Demolition of existing floor, wall and ceiling finishes d. Demolition of existing toilet room partitions and accessories e. Demolition of lighting f. Rebuilding of masonry walls enclosing plumbing chases g. New plumbing pipes and fixtures h. New tiled floor and wall finishes i. New gypsum assemblies j. New toilet room partitions and accessories k. New door hardware l. New interior gypsum finishes on ceilings m. Painting n. New mechanical systems including HVAC o. New electrical systems including power circuits, lighting, and fire alarm E. Construction shall be classified as Type 1-A for Business Occupancy. The project is classified as Alteration Level 2 under the Existing Building Code of Massachusetts, Prescriptive Compliance Method, Chapter 4-8. F. Reference To Drawings: The work to be done under this Contract is shown on the Drawings listed at the end of this Section. G. The Contractor shall provide a schedule for completion of the project to the Owner's Project Manager within the construction period set forth in the Contract. H. The Massachusetts Standard Labor Wage rates contained in the Contract Documents, as updated on an annual basis, will be used throughout the construction of this project. The contract will be awarded on the week of 3/25/2024, and onsite construction can begin on 5/28/2024.
