Renovation of a military facility in Anchorage, Alaska. Completed plans call for the renovation of a 3,524-square-foot military facility.
JBER Richardson, Alaska- Burger King Image Update Project Number: 9184-23-000001 This project will renovate 3,524 SF JBER Richardson Burger King, Blg 0009 and modify existing interior and exterior materials, including brick, stucco, doors, windows, and lighting. The existing atrium will be demolished and converted to exterior space. Interior decor, seating, and finishes shall be replaced in customer areas. Drive thru signage will be replaced with new. Mechanical, electrical, and plumbing distribution shall be modified to support new design elements. The roof and parapet will be repaired to accommodate the atrium demolition. The Drive thru will be expanded to two lanes. Work is within an active, operating facility and will be phased. Important Note: The Exchange will award this contract and JBER Elmendorf - Burger King based on the best value to the Exchange. The awards may be independently to one General Contractor with the lowest price technically acceptable or by awarding both contracts to one General with the combined lowest price that is technically acceptable. Start date could occur post completion of paired project if required. Work is within an active, operating facility and will be phased. This solicitation is issued by the Army and Air Force Exchange Service which is an instrumentality of the United States Government. The cost of the project is estimated to be in the range between $1,000,000.00 and $2,500,000.00. The construction period will be 105 calendar days. Any questions you may have after comparing the plans and specifications to the existing site conditions should be submitted in writing to Nikisha Knowlton at knowltonn@aafes.com no later than COB on 02/27/2024 MBE (8.7%), WBE (6.9%) Overall Scope of Work for this renovation A. Scope of Improvements for the SITE include: 1. NOTE: The existing Menu boards appear to be recent Digital menu boards. 2. New Garden Grill Height Sensor Bar and Canopy to replace the existing items. 3. New directional signage on existing foundations, poles, and wiring. 4. Repair and refinish dumpster enclosure doors. 5. REPAIR DAMAGED AREAS AND Seal and restripe parking lot. 6. New landscape where green house is removed. 7. All signage to be supplied and installed by GC B. Scope of Improvements for the EXTERIOR include: 1. Reconfiguration of the entry and drive through window walls to new Burger King Design Standards. 2. New entry vestibule tower. 3. Installation of new Burger King Design Standard finishes. 4. Replacement of existing exterior lighting with LED lighting. 5. Replace existing building signage to match Burger King Design Standards. 6. Repair of red LED lighting band if required. 7. Removal of green house and mansard roofs. Replace with current BK standard parapets. 8. Install new metal canopies. 9. New aluminum windows and storefront doors. C. Scope of Improvements for the DINING AREA, and CORRIDORS include: 1. Upgrade of existing finishes to new Burger King Standard. 2. New ceiling tiles and grid, new paint, new wainscot panel, etc. as specified on SCI drawings. 3. Upgrade of existing seating and fixtures to new Burger King Standard - refer to sci standards for specifications and locations. 4. Upgrade of existing floor tile to new Burger King Standard. 5. Install new Ceiling treatment refer to SCI drawings.- Trellis and associated lighting -Bid Option 2 6. Relaminate interior front of house doors. 7. Air handler work as noted by MEP. 8. New baseboard heaters as noted by MEP. 9. Outlets required at dining room for customer devices 10. Wiring for future ordering kiosks above order line ceiling. 11. Interior graphics by SCI. 12. Remove and replace drywall in drink station area with green board. 13. Existing light fixtures to remain Unless noted otherwise. Lighting in conflict with the installation of the new Pergola is to be removed to allow the installation of the Pergola and pendant lighting as Base Bid 11. Drink Station ceiling and lighting to remain. 12. New lighting in Serving Area (in front of the menu board bulkhead and behind the front counter/POS stations. D. Scope of Improvements for the SERVING AREA and SUPPORT AREA include: 1. Upgrade of serving counter to New Burger King Standardcoordinate with SCI. 2. Replacement of select Equipment as noted. 3. 25% replacement of tile and grout in back of house as needed. PID- 4792-22-004, 230907, 23036, 23016 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
