Site work and renovation of a mixed-use development in Apalachicola, Florida. Completed plans call for the renovation of a municipal facility; for site work for a municipal facility; and water / sewer project.
Waterproofing of the buildings exterior by application of sealant, repairs of masonry joints, replacement of aged caulking, sealant of windows, repairs to roof drain structures and replacement of flashing, possible full replacement of roof membrane, and roof drains, concrete repairs, glazing of windows, some perimeter drainage improvements and other see detailed bid specifications. The Board of County Commissioners reserves the right to waive informalities in any bid, to accept and/or reject any or all bids, and to accept the bid that in their judgment will be in the best interest of Franklin County. The work includes trimming and pruning existing trees and shrubs to a minimum (2) two feet off the building. Pressure washing the building exterior surfaces, landings, steps, and sidewalks not to damage existing brick, precast, concrete, or glass. Cut out and replace deteriorated and missing masonry mortar joints with mortar to match existing adjacent mortar in color and texture. Repair broken and cracked concrete with concrete patching compound to match the original profile, and epoxy inject cracked and broken precast and masonry cracks. Replace broken windowpanes in historic steel windows with new single pane glass to match, and repair/replace glazing with premium silicone sealant. Strip, prime and repaint steel windows, previously painted doors and frames, rails, ladders, and louvers with two coats equivalent premium acrylic paint. Remove deteriorated caulk and reset glazing gaskets at windowpanes, clean and xylene wipe prior to wet glazing. Cut out existing sealant at precast panel joints, perimeter of windows, doors, louvers, and wall penetrations and install backer rod or bond breaker tape and apply a cove bead of silicone sealant. Apply a deep penetrating clear water repellent on cleaned masonry and precast surfaces. Clean and apply an elastomeric coating system on previously coated/painted concrete with color to match existing. Apply a pedestrian deck coating on horizontal landing and steps with an antislip aggregate finish Excavate down to the footer on the south side of the west entrance, install a french drain extended to the existing stormwater system. Cover new filter cloth covered drainpipe with 1-1/2" round rock. Remove the existing waterproofing system from the below grade wall surface, install a self-adhered below grade waterproofing membrane and drainage board with mechanically attached termination along the top edge and backfill. Scope the existing storm drain on the southeast section of the building.
