Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.
The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. The City of Rock Island is requesting bids from contractors for a rehabilitation project at a house located at 1524 28th Street. This owner-occupied property will be undergoing rehabilitation using Housing and Urban Development (HUD) funds to ameliorate deteriorating and deteriorated conditions. All work shall be subject to HUD 35.930 and Environmental Protection Agency (EPA) regulations. All questions shall be directed to the Construction Officer at 309-732-2906. Remove the front steps and railings going to the porch. Replace with new treated lumber. Install 3 stringers following 2015 IRC guidelines. Install new treads and risers. Match the new handrail profile to the handrails on the concrete steps below. Replace the flood light in the front gable to new LED with a motion sensor. Once removed the screening over the existing light disregard and dispose of. Install new light in the back corner of the house illuminating the walkway to and from the garage to the side door. There is no light currently so a power source will need to be brought over. Off that new power source install a weather proof box for a courtesy GFCI. Install a LED flood light with a motion sensor. Install a single pull switch on the landing at the side door. Replace all of the existing water supply lines possible through out the basement. The existing lines are galvanized. Install new copper lines throughout. Under the kitchen sink will need the drain/waistline reconfigured to follow the plumbing code. Remove the dryer vent from the crawl space. Install a new one dryer inside the basement going straight over to the south wall. This will shorten the run and make it accessible to clean lint. Hard pipe from exterior, along the ceiling, and down to back of the dryer, Pipe must be strapped and supported. Must have a weather cover on the exterior. Patch the old vent penetration on the exterior wall with hydro cement. Building, Plumbing, and electrical permits are required before work begins. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
