Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.
The City of Rock Island is requesting bids from contractors for a rehabilitation project at a house located at 1019 15th Avenue. This owner-occupied property will be undergoing rehabilitation using American Rescue Plan Act (ARPA) funds to ameliorate deteriorating and deteriorated conditions. All work shall be subject to HUD 35.930 and Environmental Protection Agency (EPA) regulations. Scope of Work The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. Electrical scope of work is as follows 1. Install a Back-door LED motion light and switch. 2. Replace all switches with paddle throughout the home. 3. Replace existing receptacles with new. 4. New Living room ceiling fan and light combo with a switch. 5. New Kitchen light. 6. GFCI in required locations. 7. New Dining Room light with a switch. 8. New Second floor Stairs and landing new light. 9. New Second floor hallway light. 10. New Bed room 1,2,& 3 ceiling fan light combo and switch. 11. New Bathroom light 12. Install a bath fan light combo and vent to the exterior. 13. Install Keyless lights in the basement connected to the basement stair light on one switch at the top of the stair well. 14. Clean up the knob and Tube in the basement and install cover plate on the open junction boxes. 15. Install smoker and Co2 combos throughout the house in locations per code. Looking to have LED light blubs install in the new fixtures. Light and ceiling fan combos, Hunter brand preferred or equal too. Other lighting will be simple globes to illuminate walk ways and rooms. Contractor will establish a reasonable budget giving the homeowner options in the fixture selections. If any up grades in fixtures wanted by the homeowner outside of the budget the contractor will get payment for the cost difference from the homeowner before ordering any material. A walk through is mandatory before submitting a bid. Electrical permit is required before work begins. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
