Renovation and addition to a medical facility in Juneau, Alaska. Working plans call for the addition of a medical facility; and for the renovation of a medical facility.

Construction Manager at Risk (CMAR) - Services for the Bartlett Regional Hospital Emergency Department Addition and Renovation. Scope of Services The services requested of the CMAR are anticipated to be in two phases. Some portions of these phases may overlap. o Pre-Construction Phase: Meaningful consultation to the CBJ and the design team during the construction documents phase of the project. o Construction Phase (subject to appropriation of funds and receipt of CON): Performance of the construction work as the General Contractor. Construction is estimated to take between 12-18 months. Desired start date for construction is spring of 2025. The site of the work is 3260 Hospital Drive in Juneau, Alaska. The project Maximum Allowable Construction Cost (MACC) for use in this SOQ is $6.5M. This project is subject to a Project Labor Agreement (PLA) per CBJ Resolution Number 2670, a sample PLA will be provided at the next process step. The project is scheduled to complete Schematic Design April 17, 2024, followed by the Schematic Design estimate May 8, 2024. These documents will be issued to short-listed firms with the forthcoming RFP. Project Description The BRH ED Addition and Renovation Project (the Project) consists of a 1,200 square foot addition to an existing Emergency Department, and 8,000 square feet of renovation space. 4,000 square feet of the renovation will be a total demolition and build back, while the remaining 4,000 square feet will consist of finish upgrades. Construction phasing will have to be carefully coordinated with the Bartlett Emergency Department and Facilities Staff, Capital City Fire and Rescue (CCFR), and the design team, as full operations will need to be maintained during construction. Access to the building site and to the ED will need to be coordinated. Description The City and Borough of Juneau (CBJ) is requesting Statements of Qualification (SOQ) from qualified firms to provide Construction Manager at Risk (CMAR) services (also known as CM/GC) for the Bartlett Regional Hospital (BRH) Emergency Department (ED) Addition and Renovation.
