Renovation of a warehouse / distribution facility in Key Biscayne, Florida. Conceptual plans call for the renovation of a warehouse / distribution facility.

Provide a new HVAC system for the warehouse to allow for a temperature-controlled environment. AOML, located on Virginia Key, Florida is a research facility owned by the National Oceanic and Atmospheric Administration. The main building was commissioned in 1973 and consists of roughly 78,000 square feet of office, laboratory, workshop, machinery, and storage space. With a 9,000 square foot warehouse and boat storage area behind the main building. The Contractor shall provide all labor, materials, supervision, tools, equipment and preparatory work necessary to provide the new HVAC system for the warehouse. The work shall include but not be limited to the following elements of Work: 1b. Attachment A - 100% Construction Drawings dated 07/19/23 define the required necessary, specifically, the required demolition, concrete slab infill for setting the HVAC pad, - Disposal of all demoed materials. - Coordination with AOML staff for staging of materials and working hours. - Adherence to all ASHRAE, ASTM, ICC, IECC, NFPA rules and regulations. - Compliance with all NFPA 70, National Electrical Codes(NEC) - Compliance all city, state and federal safety rules and regulations - Removal of existing Exhaust fan, mounting brackets and electrical associated with exhaust fan including transformer. Fill existing hole per plan. - Removal of louvers from eight (8) vents and fill and paint per plan. - Installation of new R-30 insulation in existing 2x12's throughout warehouse - Installation of new weather resistant 5,000 CFM AHU outside warehouse on a concrete footing and elevated stand above flood plain elevation. - Installation of all new electrical components for AHU: MCB Panels, Transformer - Installation of new Air ducting from AHU outside warehouse with wall penetrations and ducting inside warehouse. -Sealing of wall penetrations electrical or ducting. -All electrical low and high voltage must be in conduit -Installation of T-stat inside warehouse 100% Construction plans are to be followed focusing only on the HVAC system, demo and remodel of building related to temperature control. Items to be disregarded: Demolition Plan A1.1: -Disregard all demolition to be done to walls for new doors. Floor Plan A2.1: - Disregard all plans for new bathroom area, sink, etc. Reflected Ceiling Demo Plan A2.3: - Disregard all lighting changes Elevation Plan A4.1: - Disregard all Overhead Door Door Openings S1.0: - Disregard all Overhead Door Opening - Disregard all pipe relocations. Mechanical M1.1: - Disregard bathroom Exhaust Fan Plumbing P0.1: - Disregard bathroom plumbing, water heater, backflow, and fixtures Plumbing P1.1: - Disregard all bathroom plumbing Fire Protection FP0.1-1.1: - Disregard all new fire protection Electrical E0: to include future installation of bathroom and EV electrical. - No electrical conduit is to be run to future bathroom location. - No EV electrical conduit to be ran to future EV charger site. - Disregard new receptacles DRA The anticipated Period of Performance is 365 calendar days from receipt of a notice to proceed. The Method of Contractor Selection has not been determined at this Time.
