Date Email Questions Due 04/23/2024 by 3:00pm State Office Bldg & Power Plant Roofing Replacement Estimated Construction Cost: $1,050,000 This project includes the roof replacement of 2 buildings as part of the Capitol Complex. The State Office Building, 201 E. Colfax Avenue has experienced seasonal roof leaks and a portion of the 5th floor cannot be occupied. The Power Plant, 1341 Sherman Street has had similar failures and experiences roof leaks on a regular basis. Both roofs are at the end of life and require full replacements. The State Office Building (SOB) is a combination of a mansard clay tile roof with Yankee gutters and an EPDM roof on the flat portion. The flat portion does have mechanical equipment as well as a skylight. The skylight replacement is part of the base scope of this project as well as tie offs for fall protection. This is a historic building and careful consideration will be made when selecting / approving replacement clay tiles. The Power Plant roof is currently a ballasted roof with mechanical equipment. The base scope roof is actually at ground level and has a fence to separate the roof from the adjacent public way. The new design is 90 mil EPDM with concrete pavers throughout to further protect the roof from wear and vandalism. There is an add alternate to replace the rest of the Power Plant roof (approx. 7000 SF) with the same EPDM system but without the full pavers detail.
