It is the intent of the City of Manitowoc to have Contractor paint entire exterior of the Rahr West Mansion Building at 610 N. 8th Street. A Bid Bond or Surety 2000 in the amount of 5% of the bid must accompany each proposal as a guaranty. Est. Completion Date: Nov. 1, 2024 SCOPE OF WORK Hand scraping for the removal of any and all loose or chipped paint/stain on the entire exterior of the Mansion building. Power wash entire area of the Mansion to be re-stained after the scraping process is completed. Contractor will Allow ample dry time after power washing is completed before next phase of this project is started. All power washing needs to be restricted to 1500 PSI MAX. This restriction is from National Park Service guidelines for rehabilitating a historic home discourages use of paint removal methods such as propane or butane torches, sandblasting, or water blasting. All areas with exposed bare wood will need to be properly primed with exterior primer prior to applying the new exterior stain. Contractor will Caulk any and all areas with cracked or deuterated caulking or open gaps as needed around the full exterior of the Mansion building. Caulk needs to be a 20-year life paintable silicone caulk type material. Two (2) new coats of evenly applied Stain will need to be applied with a proper spraying technique and back-rolled or brushed for complete absorption (no drips, sages or runs will be excepted) All colors of stain used will need to be approved by the City of Manitowoc All exterior concrete sidewalks, parking areas, windows and landscaping areas will need to be properly covered while painting and cleaning process is taking place. All areas will need to be properly cleaned and free of any debris at the end of each work day, and a final clean-up of the entire work area when the project is completed A Site Visit can be set up with the Buildings & Grounds Manager.
