Renovation of a multi-residential development in Winnipeg, Manitoba. Completed plans call for the renovation of a multi-residential development.
A. Exterior Building Envelope: 1. Roofing and Raingears: (a) Replacement of Asphalt Shingle, Raingear, Ice & Water Membrane Underlayment. (B) Building Foot Print - 440.57 Square Metres (C) Install New Perforated Metal Soffits and Facia Board With Metal Cladding, All in White. (D) All Existing Downspout to Be Removed, Scraped, Primed, Painted (Powder Coated White) and Re-installed. (E) All Existing Roof Vents to Be Replaced With New. 2. Exterior Walls: (a) Patch, Repair, and Paint Existing Stucco and Parging Around Building. Colour to Be Chosen by the Owner. (B) Replacement of All Existing Wood Corner Wall Cladding With New White Fibre Cement Board. (C) Remove All Existing Exterior Trims and Replace With New White Fibre Cement Board, Including Its Metal Drip Flashing. If Not Possible, Just Paint Them to Match With the New Stucco Colour. (D) Existing Damaged Concrete Steps to Be Patched and Repaired Under Cash Allowances. (E) Replacement of New Black Aluminum Concrete Step Railing, Height Will Be in Compliance With the Code. See Attached Picture. (F) Apply Anti-graffiti Coat to the Entire Wall From the Trim Below to the Trim Above the Level of the Windows. (G) Specialties: New Address Numbers and Mailboxes to Be Installed. Colour to Be Chosen by the Owner. Existing Building Signage to Be Removed and Re- Installed. 3. Attic: Replacement of Gable End Vertical Wood Siding and Access Vents/hatches With New. Colour to Be Chosen by the Owner. 4. Canopy: New Shingles, Underlayment, Fibre Cement Sidings, Raingear, Metal Cladded Facia Board, and Perforated Metal Soffit. 5. Exterior Doors: Replacement of Entry Door and Frame; Including Interior Trim, Hardware, Kick Plate and Storm Door Per Unit. 6. Windows: Replacement of Windows, Including Interior Window Trims, and Painting of Metal Flashing Under Window. (a) Air Conditioner Panel and Tray: Provide One (1) Per Unit. Location: Living Room Window. Refer to Living Room Window Plan. B. Site: 1. Common Area: Yard Fencing, Sidewalk, Grading, Concrete Splash Pad, Landscaping, and Tree Trimming. (a) Existing Concrete Sidewalks to Replace With New Cip Reinforced Concrete Sidewalks. Refer to Site Plan Demo/reno and Detail 6-l 600. (B) Yards: New Fencing and Cip Reinforced Concrete Walkways Over New Grading. Refer to Site Plan Demo/reno and Privacy Chain-link Fence Sections. (C) New Window Wells for Each Unit. Refer to Window Well Detail Plan. (D) Existing Concrete Splash Pad to Clean and Re-use. Adding Additional Concrete Splash Pad to Complete All the Units Will Be Charged Under Cash Allowances. 2. Parking Lot: (a) Existing Steel Posts to Be Scraped, Primed, and Painted. (B) Install New Parking Lines, Numbers, and Concrete Wheel Stops. (C) Existing Parking Asphalt to Remain. A performance bond of fifty percent (50%) of the contract price for the Project containing the same terms and conditions as the specimen performance bond included as Appendix 5 of Schedule A (Bonding Requirements) of the Agreement; and A labour and material payment bond of Fifty Percent (50%) of the cost of the Project containing the same terms and conditions as the specimen labour and material payment bond included as Appendix 5 of Schedule B (Bonding Requirements) of the Agreement.
