Renovation of a mixed-use development in Nantucket, Massachusetts. Completed plans call for the renovation of a residential development.
The Town of Nantucket is located 30 miles off the south coast of Cape Cod. It was settled in 1659 and incorporated in 1671. The Town has an annual year-round population of over 14,000 and approximately 60,000 seasonal residents. The island is 14 miles in length and 3 1/2 miles wide. The Town of Nantucket is within the County of Nantucket. It operates an operated skilled nursing facility, an extensive Public School System and other municipal operations. The Town functions under a Town Manager/Select Board form of government. The Select Board operates under a Charter and enacts policies intended to promote and enhance the general welfare of the Town. Question Submission Deadline:July 7, 2024, 2:00 pm Questions concerning this IFB must be submitted via the question-and-answer feature on the Town's e-procurement portal The project location consists of two separate buildings- a men's and a women's dormitory used for summer employee seasonal housing. Both buildings have received extensive exterior building envelope renovations previously replacing all windows, doors and exterior sheathing. This project focuses mainly on the women's dormitory with a complete toilet/shower room renovation as well as the conversion of storage space into an apartment and reconfiguration of dormitory space. An add-alternate is the conversion of an existing recreation room space into an apartment. The Town of Nantucket, through its Town Administration, invites qualified bidders to submit bids for Seasonal Employee Dormitory Renovations - Phase III: GENERAL BIDS. The Project consists of interior renovations of the Women's dormitory, and an Add Alternate option to renovate a portion of the Men's dormitory. Work in the Women's dormitory to include converting the existing garage into an apartment, renovations to the existing bathroom/shower room, and converting a large single bedroom into two bedrooms. Specific work is shown on the drawings and in the specifications and includes but is not limited to demolition, installation of new acoustic ceiling tiles throughout the dormitory, new doors, new LED lighting throughout the dormitory, installation of new mechanical equipment for heating/cooling/conditioning, new plumbing lines and fixtures, new painting and interior finishes. Work in the Men's dormitory (Add Alternate) to include converting the existing recreation room into an apartment, complete with living/dining room, bedroom, bathroom, kitchen and utility closet. Specific work is shown on the drawings and specifications and includes but is not limited to demolition, new doors, new LED lighting throughout the apartment, installation of new mechanical equipment for heating/cooling/conditioning, new plumbing lines and fixtures, new painting and interior finishes. The Project Architect is SMRT Architects & Engineers, Inc., located at 200 Brickstone Square, Suite 303, Andover, MA 01810 Estimated Project Cost: $1,500,000. Construction can begin on September 1, 2024 and must be completed by May 1, 2025. Questions concerning this IFB must be submitted via the question-and-answer feature on the Town's e-procurement portal before 2:00 pm on Sunday, July 7, 2024. Written responses will be posted on the Town's e-procurement portal in the form of an Addenda if necessary and transmitted to all bidders on record as requested by the IFB. Bids may be modified, corrected, or withdrawn only by the bidder via the Town's e-procurement portal before the Tuesday, July 9, 2024, at 2:00 pm. After the bid opening, a bidder may not change any provision of the bid in a manner prejudicial to the interests of the Town of Nantucket or fair competition. Minor informalities may be waived, or the bidder will be allowed to correct them. If a mistake and the intended bid are clearly evident on the face of the bid document, the mistake will be corrected to reflect the intended bid, and the bidder will be notified in writing; the bidder may not withdraw the bid. A bidder may withdraw a bid if a mistake is clearly evident on the face of the bid, but the intended correct bid is not similarly evident. The Town of Nantucket reserves the right to reject any and all bids and to waive any informality in bids received whenever such rejection or waiver is in its best interest. The Town of Nantucket will not be responsible for any expenses incurred in preparing and submitting bids. All bids shall become the property of the Town of Nantucket. Purchases by the Town of Nantucket are exempt from federal, state, and municipal sales and/or excise taxes. The Town of Nantucket is an Affirmative Action/Equal Opportunity Employer.
