The City of Redmond is interested in securing proposals from qualified firms to provide property management services for the Overlake Village Station & Redmond Technology Station pedestrian bridges. The project goals are to provide: o Comprehensive property management services for the OVS & RTS Bridges. o Exceptional customer services for the public and city employees Scope of Services The complete Scope of Services for this project is included as Attachment A, Scope of Services. The scope of services will include, but is not limited to: o Management of daily bridge operations: recycling and trash removal, pest control, sidewalk snow shoveling/de-icing, o Daily scheduled inspection and litter removal from City maintained areas of bridge between 6-7am and 3-4pm. o Physical plant maintenance and operations including, but not limited to mechanical, electrical, plumbing, DDC controls, security/access controls, fire sprinkler and alarm o Planned and preventative maintenance of all systems and equipment o Capital improvements program o Hazardous materials management o Emergency operations o Contractor employment and oversight for all contractor activities o Compliance with the Americans with Disabilities Act o Ongoing performance testing to ensure that bridge equipment and systems perform to design standards and provide good environmental quality o Personnel training o Purchasing activities o Accounting and financial reporting The City intends to enter into an initial four-year agreement, with two (2) optional two-year renewal terms, for a potential maximum total term of eight (8) years (see Attachment I, Option for Renewal), provided that 1) Contractor is in compliance with the terms and conditions of the contract and, 2) that the annual payment is cost-effective as determined by the City, and 3) that sufficient funds have been appropriated by the City. The City reserves the right to cancel this contract at any time, upon thirty (30) days written notice to Contractor. Main Task Order Timeframe August 2024 - July 2028
