Renovation of a warehouse / distribution facility in Lakewood, Colorado. Conceptual plans call for the renovation of a warehouse / distribution facility.
History Colorado is statutorily responsible for preserving and protecting the historical items entrusted to them. Currently, History Colorado is in need of collections and archival storage. The Department of Personnel & Administration, on behalf of History Colorado is actively seeking professional design services for an architectural firm to reimagine 1881 Pierce Street, currently an office function to permanent archival collections storage for History Colorado. 1881 Pierce Street property has housed the Department of Revenue for over 20 years. Recent legislation has outlined the agency to move out in Q2 of 2025 and History Colorado will use the space for its collections and storage needs. History Colorado currently houses part of their collection in a warehouse in northwest Denver. The contents in the warehouse will all be relocated to the renovated 1881 Pierce Street facility. There is currently approximately 84,242 SF of collections to be relocated. The total area of the Pierce Street building is 129,142 SF. The square footage to be renovated will be determined through this design process. There would be a small administrative office component. There is an existing loading dock and there may or may not be a need for a high bay addition, to be determined through the programming phase and budget. The existing warehouse storage does have high density shelving units to be relocated into 1881 Pierce St. The first phase of the design project is an architectural assessment and confirmation of the programming exercise. A Collections Facility Program Plan was previously conducted and the report, dated July 1, 2022 by Stantec is attached to this RFQ. Once the program is confirmed, the next phase will be the development of construction documents. The team is interested in including Museum Expertise at the National level to assist in assessing needs, feasibility and expertise in best archival storage practices. The project will be a traditional Design/Bid/Build delivery system and the construction budget will be refined through the program plan phase and cost estimating but currently is budgeted for $11.5M. This project will also be phased over two funding cycles. The AE team will be required to align the design documents with project phasing, scheduling and budget. The architectural team should plan on hiring a cost estimator to assist with costing throughout the project.
