Request for Qualifications for Construction Management Services (CM): Fire Training Center 2024 The City of Rogers, Arkansas is accepting proposals for Construction Management at Risk Services for repairs to the Fire Training Center related to damage sustained in the May 2024 tornado. The Fire Training Center project will include renovations/repairs to building components including steel structure, metal siding, exterior wall panels, Insulation, roofing, HVAC, electrical, plumbing, ceilings, windows, flooring, glazing, doors, masonry, drywall, and painting. CM services may include (not all inclusive): o Design Phase Services - including design review, cost estimate reviews, schedules, cost control and reporting, meetings, advising of problems. o Bidding of All Phases - including solicitation of qualified bidders, analyzing bids, recommendations of qualified bidders. o Construction Phase Services - Including inspection to ensure contract compliance, daily logs, submittals, safety, claims, meetings, reviewing contractor's schedules, progress reports, writing and negotiating change proposals on behalf of the City, reviewing contractor invoices, testing. o Post Construction Phase Services - including converting red-lined as-built drawings to CAD drawings. o Other related services as required. Offerors should submit proposals that are acceptable solely on the basis of the initial proposal submitted. The City may proceed with award of a contract without discussion. However, the City may elect to short-list some number of offerors and conduct interviews. The City will evaluate all proposals.
