Proposals will be received by the Palo Alto Unified School District for the following project: Lease-Leaseback Entities for Greene Middle School Transformation (GEH-24) Description of Work: Palo Alto Unified School District (District or PAUSD) seeks qualified Lease-Leaseback entities proficient in construction services for K-12 projects. The Greene MS Transformation project includes site work, construction of two new buildings, and modernization of an existing building. I. PROJECT DESCRIPTION AND SCOPE OF SERVICES A. General The purpose of this RFP is to select a qualified person, firm, partnership, corporation, association, or professional organization to provide constructability review, value engineering, master scheduling, cost estimating, budgeting, and construction services for the development and construction for the Greene Middle School Transformation Project (GEH-24) ("Project"), in accordance with the lease-leaseback structure set forth in Education Code section 17406 et seq. Selected developer shall have experience with the construction of public school facilities and complying with the requirements of the Office of Public School Construction ("OPSC"), the Division of the State Architect ("DSA"), and Title 24 of the California Code of Regulations. Project Description: New Construction: 1. New single story 16,054 SF CTE classroom building 2. New two story 23,360 SF Food Service and Library building 3. Site improvement and extension to existing fire access lane Modernization scope: 4. Modernization of 2,940 sf of existing single story J/K wing; including demolition of existing exterior walls, roof, interior partitions, doors, floors and ceilings. work also includes construction of new portion of exterior wall, roof, interior partitions, doors, floors and ceiling. 5. Addition of three water heaters, fence enclosure, and associated piping and ventilation to D wing room D21. work also includes new roof penetrations for mechanical vents. Pursuant to Public Contract Code 20111.5, the Bidder must be pre-qualified - to apply, visit online.
