DRB Group North Carolina, an LLC attached to Maryland-based real estate developer DRB Group (formerly Dan Ryan Builders), purchased 144 acres off the intersection of Oxford Loop NE and Salem Road in Oxford for more than $5.3 million this month, according to Granville County deed records. The vacant land is on the northeast side of Oxford. It's unclear what plans DRB Group has for the land. Representatives of the company did not respond to requests seeking comment. The seller is an LLC tied to Chesapeake Homes of Virginia Beach, Virginia. Triangle Business Journal reported in September 2022 that the homebuilder purchased the land for $1.35 million and planned to build 336 single-family homes as part of a community called "Oakmont Preserve," where homes would start selling from the mid- to upper-$300,000s. Whether those exact plans will take shape under the new ownership is unclear, but more homebuilders are targeting Granville County given the lower costs compared to Durham and Wake counties. With a $75 million project called the "I-85 Sanitary Sewer Improvements Project" underway to increase water capacity for future developments in southern Granville County, large land investments like this one are becoming increasingly commonplace. TBJ reported last month that Axiom North, an LLC tied to NorthPoint Development of Savannah, purchased six parcels off East Lyon Station Road for more than $3.3 million. Demolition and abandonment of the existing Joe Peed, Joe Peed Booster, and East Middleton Lift Stations. 8,300 LF 20-inch PVC force main identified as the Joe Peed Force Main. 2,200 LF 16-inch PVC force main identified as the East Middleton Force Main. 3,200 LF 24-inch PVC force main along West Middleton Drive to the Southern Interceptor. 2,100 LF 24-inch PVC and DIP gravity sewer from the abandoned Joe Peed Lift Station to the new Joe Peed Lift Station. This critical initiative will upgrade the sanitary sewer infrastructure along the I-85 corridor, promoting environmental health and efficient wastewater management.
