Renovation of a residential development in Parkin, Arkansas. Completed plans call for the renovation of a residential development.
Painting and Flooring Superintendents Residence 1. Prospective contractor shall remove carpet, padding, tack strips in rooms identified on the added floor plan attachment. 2. Prospective contractor shall prep existing floors where carpet was removed and repairing any cracks or imperfection in the concrete and applying a self-leveling bonding agent if required. 3. Prospective contractor shall do the removal of all debris from project to dispose offsite. 4. Prospective contractor shall remove and reinstall existing door units and all trim to a height that allows the doors to clear the new flooring installed if applicable. 5. Prospective contractor Shall Construct all construction safety barriers to keep bystanders out of work areas and at a safe distance for the duration of the project. 6. Prospective contractor shall furnish all tools, materials, equipment, and labor necessary to install (Approx. 1'673 sq. ft.) of LVT flooring. 7. Prospective contractor shall be responsible for grinding, scraping off all mortar, grout and glue, and tack strips to allow for a smooth transition for new LVT. 8. The new flooring shall be Lifeproof 100% waterproof Luxury vinyl plank flooring with ridge core, 8.7" width by 48" length. Click lock, 22 mil wear layer equivalent or better. 9. The flooring shall have a 20-year Commercial warranty and Lifetime residential warranty equivalent or better with no transitions from room to room. 10. Prospective contractor shall replace any bad base board and add any that might be necessary and paint to best match existing with two coats of BEHR Marquee or equivalent. 11. If base doesn't have to be removed then a base shoe, quarter round (Approx. 510' lin. Ft.) painted to match base. Or to match flooring being installed in the residence. 12. The floor color shall be sterling oak or equivalent. 13. Prospective contractor shall be responsible for moving any furniture necessary to install flooring. And the removal and re-installing of toilets with new seals. 14. Prospective contractor shall be responsible for adhering to paint manufactures guidelines, labeling this includes applying during appropriate temperatures and humidity levels. 15. Prospective contractor shall be responsible for preparing all surfaces for painting including making sure all wood and other surfaces that's being painted is washed clean and dry and properly prepped with all lose paint removed and nail holes cracks properly filled. 16. Prospective contractor shall remove any wallpaper (Approx. 1'456 sq. ft.) in rooms that are being painted. 17. Prospective contractor shall clean prep all the walls and paint interior walls per-attached floor plan (Approx. 7'197 sq. ft.) The trim and doors are included in wall footages. 18. Prospective contractor shall clean and prep the ceilings to be painted per-attached floor plan (Approx. 325 sq. ft.) with BEHR Ulta white ceiling flat interior or equivalent. 19. Prospective contractor shall paint ceilings (flat ceiling white) doors and trim ( semi-gloss pure white) and walls (semi-gloss off white). 20. Prospective contractor shall be responsible for moving any furnishings and appliances that is in the way of painting. 21. Prospective contractor shall be responsible for providing any necessary covering and protection of any areas that are to be painted over or around to prevent any drips or over spray or any other flying debris or by-product from work being performed. 22. Prospective contractor shall take precautions to Prevent unnecessary damage to any part of bldg.. 23. Prospective contractor shall be responsible for all post-project clean-up and the remove all debris (including nails and metals, all disposable materials offsite) at the end of each workday. 24. Prospective contractor shall work during normal park business hours. 25. Must provide one (1) year warranty that applies to all work performed. 26. Prospective contractor to furnish Workmen's Comp., General Liability Insurances. 27. Prospective contractor shall be responsible for all materials deliveries and protection of during construction. 28. Prospective contractor shall work with Park officials for best time for work to be completed. 29. All Work to be done with in (30 days) from time of bid being awarded. 30. The State's right to inspection may be exercised at any reasonable place and time and in any reasonable manner, as determined in the State's reasonable discretion, prior to acceptance of and payment for any commodities procured under a resulting contract.
