Background and Intent Connecticut Public Act 22-118 Section 359 allows for the issuance of up to $20MM in bonds for the development of housing for health care workers. This is part of a larger State of Connecticut initiative to increase housing for all residents and these bond funds are specifically targeted at increasing housing availability for hospital workers. The City believes that the Property is a prime site for the potential deployment of these funds. Site Summary The Property is a former parochial school, St. Mary's Elementary School, located at 55 Cole St. and 320 East Main Street, Waterbury, Connecticut. St. Mary's Elementary School was constructed between 1889 and 1945 and occupied as a school until approximately 2018. The Property consists of two contiguous lots that combined, contain 2.21 acres in the central business district (CBD) of the City and contains five buildings. The five buildings that make up the school range in size between 1,400 square feet and 16,485 square feet with a gross building area of 48,231 square feet.
