On-call HVAC services at city owned business occupancy commercial structures e.g., multi-story office buildings, recreation facilities, libraries, storage buildings, parking structures, warehouses, and other small structures comprised of wood, concrete and steel materials. a. Perform inspections, maintenance, repairs, and installation of building water cooled chillers, air cooled chillers, package units, split systems, ductless systems, air handlers, coils, cooling towers, swamp coolers, condenser pumps, chilled water pumps, booster pumps, strainers, valves, gauges, sensors, flow switches, thermostats, relays, and or associated systems components. b. Perform inspections, maintenance, repairs, and installation of building steam boilers, heating hot water boilers, heat pumps, hot decks, electric heat strips, coils, hot water pumps, circulating pumps, steam traps, condensate receivers, condensate pumps, deaerator tanks, heat exchangers, valves, gauges, sensors, flow switches, thermostats, relays, and or associated systems components. c. Perform inspections, maintenance, repairs, and installation of HVAC systems pneumatic, analog and digital controls, VAV’s, zone actuators, fire dampers, smoke dampers, supply/return ducts, registers, exhaust fans and or associated systems components. d. Perform when requested duct cleaning, coil cleaning, chiller tube brushing, tower clean-outs, and other related services for HVAC systems.
