Renovation of a multi-residential development in Ephrata, Pennsylvania. Completed plans call for the renovation of a multi-residential development.

(Demolition Scope) Remove shingles, underlayment, drip edge & associated flashings as required. Loosen vinyl siding & rake trim as required to allow for new base flashings. Remove portion of OSB sheathing as required where sheathing is deteriorated. Remove adhered ice & water shield membrane. Remove all water heater exhaust flue flashing. (Construction Scope) Provide 5/8" exterior grade OSB sheathing to match existing where required. Stagger joints from existing joints. Provide ice & water shield membrane at eaves & valleys where indicated on drawings. Provide synthetic roofing underlayment in the remainder of the field of roof. Provide metal drip edge, color (white), with vertical dimension of drip leg to properly cover back edge of existing gutters & existing rake trim. Provide aluminum stepped base flashings where roofing meets adjacent high walls or fascias. Re-attach vinyl siding & rake trim where loosened for flashing installation. Provide asphalt shingle roofing. Refer to specifications. Color as selected by Owner from mfr's full range of standard colors. Replace any damaged or missing gutter hangers & reseal all joints & outlet locations. Provide galvanized metal exhaust flue flashing & paint with high-temperature paint. Color - (Coordinate final color with Owner selected shingle color.) Paint exposed PVC flues and intakes with high-temperature paint. Color- (Coordinate final color with Owner selected shingle color.) Bid Bond - fully completed and signed. Bond Amount equal to 10% of the Total Base Bid. 120-day construction completion period. Response/Addenda will be issued by Close of business on Wednesday September 4, 2024.
