Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.
The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. This project will involve several trades along with various permits. Remove existing shingles from the roof down to the roof sheathing. Check for excessively wide gaps in the roof planking. Ice and Snow guard must be installed per building code, around lower edge of the roof covering 3' above the top plate of exterior walls. Installed in any valleys from the ridge to fascia. Install water barrier over the remaining area. Following the manufactures directions. Install 30-year architectural shingles. Install new flashing throughout at as needed. Patch any existing turtle roof vents holes with sheathing. Install new shingle over ridge venting the length of the ridge, cutting open the peak following manufactures directions for appropriate venting. Use matching shingle caps. The selective color choices will be provided from the contractor letting the homeowner's choice for color. Second part of this is to remove existing aluminum siding getting down the original wood siding of the home's construction. Install house wrap over all of the exterior walls over lapping 6" and taping al the seams. Install 1/4 " fan fold over the house wrap nailing with ring shanked cap nails. Taping all the seams and penetrations. Install new vinyl double 4"siding using the homeowner's choice of colors provided by the contractors base price. Install split trims and light blocks over any utility locations, lights, AC lines, silcocks, etc. Caulk windows and siding blocks using color match quad. Install two storm doors on both exterior doors with self storing screens. Adjust closures to pull the storm door shut when the steel doors are closed. Install break metal over the exposed brick molds and exterior jambs of the existing pre-hung doors. Storm doors should be configured that lock side goes to lock side of steel door. Remove the two existing rod iron railings from the concrete stoop. Grind the post down flush with concrete making sure not to leave a stepping hazard. Install new metal railing down one side of stop and steps. Using 3 posts secured to the concrete. Leave a gap away from the new siding. Railing and posts must support 200 lbs. of side pressure. This section is for the basement work. Install R-19 faced insulation in the box seal. Cut to fit snug filling up the void between floor joist. Half the basement will need to remove ceiling tile out of the way to reach the box on the front of home and half of the sides. Replace both silcocks with new installing inline shut offs at each location to isolate water supply from the rest of the home. Remove all the existing galvanized supply lines and replace with copper connecting to existing copper at the old fixtures. Plumbing permit and building permit required before work begins.
