Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.
The City of Rock Island is requesting bids from contractors for a rehabilitation project at a house located at 931 32nd Avenue. This owner-occupied property will be undergoing rehabilitation using Housing and Urban Development (HUD) funds to ameliorate deteriorating and deteriorated conditions. All work shall be subject to HUD 35.930 and Environmental Protection Agency (EPA) regulations. Contractors who are interested in this project will need to schedule a site visit with the homeowner, Linda Gorman, by calling them at 309-793-5130, prior to submitting the bid. The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. Remove the drywall around the existing bath tub. Remove the old cast iron tub. Remove the window over the bath tub. Inspect the remaining framing lumber and subflooring for water damage that may require repairing before installation begins. Frame in the existing window. Sheath the exterior and install a house wrap covering the sheathing and tucked in behind the existing siding. Install a flat white coil stock over the window opening and use white caulk to create a permeant water and air seal on the exterior. Insulate the open wall cavities. Install grab bar backing in the wall framing. Install a new low threshold walk in shower. Use Delta shower fixtures ( Single knob centered in shower with shower head). No shower door is required. At least 2 ADA grab bars are needed. Patch in the shower with moisture rated dry wall and blend in to existing surface. Drywall must be a smooth surface sanded and primed. To complete this project there may be modifications to accommodate this install. Remove existing toilet, vanity, and medicine cabinet. Install all new fixtures in the remaining space left from the shower. Vanity will need a GFCI near its location. Stool will need to be a high-rise model. Install new fan /light combo venting it to the exterior. Replace all the waste traps in the floor when installing the new fixtures. Replace the flooring with a moisture resistant material made for wet locations. The walls and ceiling will need a lot of work restoring them to an intact prime and paintable surface. Walls will need 2 coats of bathroom latex paint in color choice of the homeowner. If a color is picked that requires a third coat due to being dark in nature the homeowner may have to make up the difference with cost or choose a different color. Install a new vanity light over the medicine cabinet. This can be switched with fan. If Option to replace or add another layer of drywall instead of refinishing existing then green board must be used. Electrical Remove Existing 100-amp panel and replace with new 100-amp panel with breakers and main shut off. Install Once new panel has everything landed label circuits using something that doesn't rub off or smear to insure always a well-marked panel. Install a courtesy GFCI at the panel. Install Co2/ smokers one on each floor. Permits required before work begins. Electrical, Plumbing, & Building.
