Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.
The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. Electrical: o Move meter location to the exterior and convert to a single meter. o Install New panel 100 amp. o Clean up the wiring throughout the first floor adding receptacles as needed including possibly a dedicated circuit for the deep freezer on the first. o Clean up the basement wiring. Eliminate receptacles hanging from the ceiling that was for the old washer and dryer locations. Making sure to leave a courtesy GFCI at the new panel. o Install smoker and Co2 throughout the house that shall have a 10-yr battery. o There is currently thin gage drop cords running multiple things throughout the first floor. This needs to be addressed as to add receptacle's in different locations to accommodate the appliances. This scope of work needs to focus on safety and fire hazards caused by the current electrical situation Plumbing: o Remove the cast iron waste lines in the basement, converting to PVC. There has been patching don over the years that all needs to be made uniform and pass IPC and State codes. o Remove all the galvanized water supply lines in the basement converting to new copper. Eliminate the washing machine hook ups in the basement. Install shut offs to all the fixtures on the first floor. Remove screens from the fixtures upon completing the new plumbing to flush the system. o Replumb all the old black Iron gas lines. Eliminate all the unnecessary piping for dryers in the basement and random places where its been capped. There is a gas fire furnace and water heater in the basement that will need reconnected. All other fixture is stove upstairs. All fixtures must have their own shut off valves. There was recently a new bathroom and laundry room installed on the first floor. This work is not any part of CED however has been permitted through the building department. You will be responsible only to making connects where you need to tie into to the new lines. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
