Demolition, site work, new construction and addition to a residential development in Rock Island, Illinois. Completed plans call for the addition of a residential development; for the demolition of a residential development; for the construction of a residential development; and for site work for a residential development.
The City of Rock Island is requesting bids from contractors for a rehabilitation project at the Martin Luther King Jr. Community Center located at 630 9th Street. This owner-occupied property will be undergoing rehabilitation using Housing and Urban Development (HUD) funds to ameliorate deteriorating and deteriorated conditions. All work shall be subject to HUD 35.930 and Environmental Protection Agency (EPA) regulations. The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. This project will require the removal of the existing siding, make repairs to the coping caps around the building parapet walls, mechanical screens, install new siding, flashing and any water barrier needed . The contractor will submit a bid that covers the necessary improvements, correct repairs on the rework, prep the worksite, pulling the proper required permits and the final cleanup all while the MLK remains in full day to day operation. This project is on a strict budget so its very important to keep change orders to a minimum, therefore a thorough walkthrough should be done prior to summitting a sealed bid. The Contractors choice of material must be approved for this climate, wind shear, and coincide with the original engineer's design for the building envelope. Looking for a minimum maintenance longevity product and products finish. The contractor may propose different options in regards to products, cost, and appearance without changing structural integrity. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
