Renovation of a residential development in Groton, Connecticut. Completed plans call for the renovation of a residential development.
It is the City's goal is to have the exterior of the building damage and rot repaired or replaced and then painted. The bid scope will have two areas which need to be addressed. First, the trim, railings and flooring which has rotted will need to be replaced. Second, the entire building will be painted. The required Bid Form and Specifications are attached. 1) Scope of work: All outside trim, railings and flooring to be removed and replaced with a composite material. Replacement of the decorative and functional railings around the front porch and second story decks with replaced with a composite material. All siding is to be cleaned and loose paint removed. Spot prime all stucco. Siding may be brushed, rolled or sprayed. All clean up during and upon completion of the project. Colors are to match present colors. The building is a three story wood framed structure. 2) Prepare as per scope of work above, including patching and repairing: o Two coats of Sherwin Williams Duration white paint, or equivalent and one coat of peel stopping primer applied to all exterior surfaces. o Repair or replace shutters where required. 3) Repairs and any additional hidden damage which is discovered will be treated as unforeseen circumstances and work will be paid based on time and material used. An estimate will be developed on a case by case basis subject to approval Please include in your bid an amount per hour of labor and a markup percentage on material used. Note: All work is to be completed by May 15, 2025 with the paint being applied in the Spring of 2025 in accordance with manufacturer specifications and weather requirements. Please provide a minimum of 5 references for similar projects with your submission.
