Site work for a mixed-use development in Groton, Connecticut. Conceptual plans call for site work for a educational facility.

The Town of Groton ("Town" and/or "Groton") owns 1.99 acres of property located at 244 Monument Street ("Property"), including the vacant Groton Heights School building approximating 27,185 square feet ("School Building"). The Town requests sealed proposals (each a "Response" or "Project Proposal") from experienced developers ("Respondents") interested in purchasing the Town owned property to develop a project that aligns with and maximizes Town goals ("Town Goals") as provided in Section I: Town Goals and Preferred Scope of Development ("Project"). The Town seeks a working relationship with the selected developer that will result in a timely and financially successful development project that best serves the economic and community development goals of the Town. The Project Proposals shall be in accordance with all terms and specifications contained in this Request for Proposals ("RFP") document. The Town owned Property is located in the Historic Groton Bank Neighborhood, is adjacent to the Bill Memorial Library and historic Fort Griswold, has a view of the Thames River, and is located within the City of Groton political subdivision. The former Groton Heights School building located on the Property was originally constructed in 1912 and has been vacant since 2007. Please see below for additional property details: o Location: 244 Monument Street, Groton, CT 06340 o Parcel ID: 168918412020 E o Acres: 1.99 o School Building: o 27,185 square feet total o Main School Building was constructed in 1912 o Architect: Dudley St. Clair Donnelly o Gymnasium was constructed in 1962 o School Building was closed in 2007 o Currently vacant since 2007 o Zoning: o The Property is currently zoned residential, City of Groton R-5.2 and allows one and two family, schools, and other low intensity institutional uses. Note that Section 6.13 Historic/Institutional Adaptive Reuse Zoning allows for a variety of additional uses such as multi-family, professional offices, restaurant or retail, as well as the existing permitted uses in the underlying zoning districts. o Please note that the Property is located in the Town of Groton, however, its zoning is determined and regulated by the City of Groton, a political subdivision of the Town.
