This Scope of Work includes all labor and materials required to perform the construction work as described below. The contractor is responsible for obtaining permits; providing complete, thorough, and compliant services to all work; and for coordinating as appropriate with the work of all other trades specified elsewhere. All work must be performed in compliance with all applicable National, State, and Local Codes. 1) Window ReplacementA. Install (3) new casement window. 1. Located at D Facade b) Verify sizing c) Paint or stain new or disturbed work d) Install insulation in cavities and caulk all edges e) All windows to have the energy star glazing package. f) Units to be white g) All operable units to include full standard fiberglass mesh screens h) Refer to specifications for additional information i) All work to be performed to code requirements 2) Exterior Vinyl Siding - Division 7 (Alternates 1-4) A. Provide and install vinyl siding and white aluminum coil stock on all doors, windows, soffit and fascia including front porch and rear deck ceilings. a) Located on "A-D" facades, b) Remove existing siding and aluminum trim c) Replace rotten or degraded wood prior to installing new finishes (sheathing allowance $65.00 and sheet) d) Provide photos of sub framing before installing new sheathing, trim, jamb or sills and send to Housing Rehab specialist e) Install vapor barrier on exterior walls per manufacturer f) Install 1/2 " rigid insulation over vapor barrier B. Install new vinyl siding; Certainteed Monogram 46-double 4" or equal a) Provide all necessary trims and starting strips including but not limited to; corner boards, J-channels, F-channels and mounting blocks b) Verify all window and door head flashing, provide if inadequate or missing prior to siding installation c) Re-install all low voltage wiring d) Colors to be chosen by owner from manufacturers standard colors e) Refer to specifications for additional information f) All work to be performed to code requirements 3) Roofing -Division 7 A. Roof existing overhang at "A" facade front entry. a) Remove existing plexi glass. b) Reframe area as need for roof installation. c) Match existing roof shingle and fascia. d) Install soffit panels on the ceiling entry. e) Provide and install first two courses with Ice and Water Membrane per GAF requirements (low sloped roofs between 2.12 and 4.12 pitch to be entirely covered with Ice and Water Membrane f) Install new lifetime architectural asphalt shingles manufactured by GAF on pitch greater than 2.12 and GAF Liberty SBS self-adhering cold applied asphalt roofing on low slope roofs less than 2.12 pitch g) Provide and install aluminum "drip" and "rake" edge flashing h) All work to be performed per building code requirements i) Refer to specifications for all work 4) Gutters- Division 7 A. Remove and Install new aluminum ogee style seamless gutters and 2 x3 leaders a) Located on the "A-D" facades b) Utilize appropriate hangers c) Extend ground leaders at two locations on "D" side of the property. d) Install new downspouts accordingly, connect to existing drainage inverts or provide elbows and splash blocks e) Color to be chosen by owner 5) Smoke and Carbon Monoxide Detectors - Division 21 A. Provide and install new combination smoke detectors a) Located at second floor hallway (1) b) Located at Main Hallway c) Located at Basement stairs. B. Provide and install smoke detectors, one in each bedroom (3) a) All detectors to be battery operated b) All work to be performed per building code requirements c) Refer to specifications for all work
