Site work and new construction of a fire / police facility in Johns Island, South Carolina. Conceptual plans call for the construction of a 8,000-square-foot fire / police facility; and for site work for a fire / police facility.
The St Johns Fire District is soliciting qualifications from architectural firms to provide comprehensive design services for an 8,000 square foot +/- new fire station and training facility at 4550 River Road on Johns Island, SC. The intent of this project is to construct a new fire station, a larger training facility, storage improvements, and site improvements. The District is a special purpose fire/EMS protection District located in Charleston County, South Carolina. The District operates seven fire stations and provides fire and emergency medical services throughout the islands of Johns, Wadmalaw, Kiawah, and Seabrook Islands. The District has produced a long-term capital projects plan that includes the replacement, renovation, and repair of various facilities and owned properties. The replacement Fire Station #5 is the first of several projects The existing Fire Station #5 sits on approximately five (5) acres on River Road on Johns Island. The current site has a two-bay fire station, a multi-unit garage, a two-story steel training prop, a three-story wooden training structure, and several small storage buildings. The existing fire station was built in 1991 and is approximately 4,000 square feet in size. The intent of this project is to construct a new fire station, a larger training facility, storage improvements, and site improvements. The new fire station will accommodate ten (10) sleeping beds, separate showers, restrooms, and two (2) double-deep apparatus bays. The new building must accommodate a training classroom with capacity for at least twenty-five (25) individuals. The District intends to demolish an existing three-story wooden training structure, and relocate several small storage buildings on the site. A new general alarm four-story training prop will be installed onsite and will need to be coordinated with the new station's position. The District needs to maintain the operation of the existing Fire Station 5 while construction of the new facility is in progress. The new facility needs to be orientated to cause minimal disturbance to the existing operations. The existing Fire Station #5 will be demolished once the new facility is in operation. The District will select a general contractor based on fee and general conditions and engage the firm during final design to take advantage of their preconstruction services. As such, Design services shall include cooperation with the Construction Manager at Risk in his/her preparation of preliminary and final Guaranteed Maximum Price (GMP), revisions to documents to reflect District review comments and changes to the documents required to meet the District's budget. Design specifications and selections will need to be sensitive to material availabilities and price escalations. The District will select a general contractor based on fee and general conditions and engage the firm during final design to take advantage of their preconstruction services. As such, Design services shall include cooperation with the Construction Manager at Risk in his/her preparation of preliminary and final Guaranteed Maximum Price (GMP), revisions to documents to reflect District review comments and changes to the documents required to meet the District's budget.
