Site work, new construction and renovation of a mixed-use development in Johns Island, South Carolina. Design plans call for the construction of a fitness / recreation center; for site work for a fitness / recreation center; for the renovation of a swimming pool; and playground / park / athletic field.

As of August 2025, the project is in design. Information regarding general contractor selection has not been disclosed. Construction is expected to begin in the summer 2026. The City of Charleston is requesting qualifications for Construction Manager at Risk (CMAR) services from contractors that are familiar with insulated precast construction for a new Recreation Center at Johns Island Park. Contractors shall have experience with CMAR process. Interested firms shall have expertise in pre-construction and construction of municipal/institutional facilities with an emphasis on recreational and aquatic facilities. The project scope may include the permitting and construction of a +-20,000-30,000sf facility with gymnasium(s), pool center with 25m swimming pool, locker rooms, fitness rooms, multi-purpose spaces, kitchen, meeting rooms, and offices. Additional site amenities may also include the evaluation of possible sport courts, inclusive playground & aquatic features, and green space for Recreation programming. Scope includes all required site work.
