Demolition, site work, new construction and renovation of a multi-residential development in Belmont, Massachusetts. Design plans call for the demolition of a multi-residential development; for the renovation of a multi-residential development; for site work for a multi-residential development; and for the construction of a 125-unit multi-residential development.
As of October 10, 2025, an architect has been selected. Design is expected to be completed in summer 2026. It is anticipated bidding will commence in summer 2026, with construction starting in first quarter 2027. *The closed solicitation has been included below for reference: Redevelopment of Sherman Gardens, a state public housing development for seniors owned and operated by BHA. Built in 1971 on an approximately 1.85-acre site, Sherman Gardens is located at 131-135 Sycamore Street, Belmont, MA 02478. The site includes one stand-alone community center, and 80 onebedroom units spread across six two-story, walk-up buildings. BHA and its development partner, Cambridge Housing Authority (CHA), propose to demolish five of the six existing buildings and replace them with an approximately 125-unit mid-rise elevator building for seniors and persons with disabilities, with all units being affordable (Phase 1). BHA and CHA propose to redevelop the last existing building as 10-20 units of affordable housing for families, either through gut renovation or demolition combined with new construction (Phase 2). The estimated construction cost is $56,925,000 for Phase 1 and $6,500,000 for Phase 2, for a total construction cost estimate of $63,425,000. The scope of work for the contract includes comprehensive A/E services from Schematic Design through Construction Administration, including closeout and warranty inspections. The awarding Authority reserves the right to reject any and all bids and waive any informalities in the bidding if it is in the public interest to do so.
