As of December 4, 2025, this project is in the conceptual phase and pending owner review. No proposal were received and a developer has not been awarded. A firm timeline for construction has not been determined. *The closed solicitation has been included below for reference: The City of Trenton, Butler County, Ohio, is requesting proposals from qualified development teams for the purchase and redevelopment of a lot at 312 North Miami Avenue in Historic Downtown Trenton (Parcel #R8000002000036). The selected Developer will enter into an agreement with the City to purchase and redevelop the Property. The City will consider reuse or new construction. The Developer must have demonstrated expertise and experience in similar redevelopment projects involving residential, commercial and/or mixed-use development in an urban setting. The Developer must also have the financial capacity to complete a selected project. The .7800-acre parcel includes a vacant house and detached garage. There is a .47-acre parcel to the east that has no above ground structures and will not be combined with this lot. The City of Trenton owns both parcels. City Water and Sewer, as well as Duke Energy of Ohio's electric and natural gas are at the site (single phase 25kVA transformer which has about 10kW capacity immediately available while three-phase is nearby with ~ 1MW available for electric; 50mcfh for natural gas). Butler County provides Wastewater treatment. Spectrum coax cable and fiber are available. Access from Miami Street with a circular driveway that wraps around the house. There is also a parking pad at the rear and side of the home. The property is adjacent to the City Fire Department, which includes a Fire Station. Also adjacent is a larger green field owned by the City. The field, the site of a former school, is open to the public with road access at Rosa Place. A City-owned, free, public parking lot is located about four blocks away. The elementary school, Elk Creek, the Great Miami River, and the Great Miami Riverway Trenton Trailhead are less than one mile. Trenton Industrial Park and Edgewood City Schools administration, High School, and Middle School are within about 2.5 miles. Miami University and other colleges, hospitals, and medical facilities are nearby. There is access to two international airports, general aviation airports, Route 4, and I-75.
