Renovation of a mixed-use development in Chapel Hill, North Carolina. Completed plans call for the renovation of a clubhouse / community center.

Project Summary: The HVAC equipment service at the Hargraves Community Center and Holmes Day Care in the Basement of the Building are at the end of their useful lives and is scheduled for replacement. The Project entails replacement of three (3) air-handling units, two (2) located in the attic serving the main floor, and one (1) located in the basement mechanical room serving the Holmes Day Care in the basement. The Project will also include two (2) added AHUs, one (1) located in the attic serving the first-floor offices, and one (1) located in a new mechanical room located in the basement of Holmes daycare for the addition of the AHU system to serve the kitchen and other auxiliary areas. The Town of Chapel Hill reserves the right to reject any and all bids for any reason or no reason and to accept the bid most favorable to the Town of Chapel Hill. Question Deadline 11/26/2024 at 12:00 PM ET RFB must be submitted in writing to the Project Manager at fheath@townofchapelhill.org Project Substantial Completion Project Punch List Completion HARGRAVES - 90 Days after the Notice to Proceed is issued. Licenses. Bidders are hereby notified that Chapter 87 of the North Carolina General Statutes will be observed in receiving and awarding the Contract(s). Accordingly, Bidders must have proper license(s) under the State laws governing their respective trade(s). Liquidated Damage The Owner and Contractor acknowledge that because the damages and losses to the Owner in the event of the Contractor's failure to perform the Work within the time set forth herein will be difficult to ascertain and quantify, that there will be $250.00 per calendar day assessed against the Contractor as liquidated damages for losses sustained by the Owner for the Contractor's failure to substantially complete the Work within the time established herein, and that the amount of the liquidated damages as provided herein is a reasonable estimate of the Owner's losses. The Owner will hold retainage in accordance with the General Conditions Completion of some of the work must be done 60days from the notice to proceed. Please contact Forrest Heath with questions.
