EllisDon Construction Service Inc. (the “Construction Manager”) is seeking proposals from qualified firms to provide Design Build services for the Ice Rink System within the new Olympic Plaza Transformation in Calgary, Alberta (the “Project”). The main objective of this RFP is to engage a qualified ice rink system firm, who will work with the Construction Manager, Prime Design Consultant and the Client to undertake and participate with, but not limited to, the following activities: Design a turnkey OPT Ice Rink System including all engineering, labour, equipment, materials, etc. for the Project. Participate in pre-construction planning, engineering and design activities throughout all the stages of the Project. Provide value engineering analysis and research. Work with the Construction Manager to develop, maintain and drive Project construction schedule. Ability to react quickly and efficiently to unforeseen site conditions and contribute positively to resolving them. Coordinate and manage the OPT Ice Rink System installation construction activities, working with other trades. Undertake the installation and own forces work. Work cooperatively alongside the Prime Design Consultant to provide design input, Mechanical and Electrical requirements and input to achieve a more cost effective/constructible design. Work with the Construction Manager to ensure coordination of adjacent scopes of work that tie in/connect/support the OPT Ice Rink System scope. This is to include assistance creating and reviewing the scopes of work to ensure that there are no scope gaps. Submit progress design drawings at 50%, 90%, Building Permit, and IFC milestones. Obtain all permits and certifications with the local authorities. Work with the Client to develop their safety and operation manuals and procedures. This is to include training staff – including 2 training sessions as well as a professional video recording of the training sessions for the Client’sfuture use. Develop a maintenance plan with the Client. Identify potential Project risks and provide mitigation strategies. Lead the commissioning program for the OPT Ice Rink System and coordinate with designated commissioning agent. Ensure initial commissioning/startup is complete. Include for material and labor escalation for 2028 as construction of the OPT Ice Rink System will occur between 2027 and 2028. Proponent shall be prepared to present the amount included in the lump sum price for escalation, if requested by the Construction Manager. The project value listed reflects the total project estimate.
