It has educated many residents who became leaders, business owners, and professionals. However, due to deteriorating conditions, the campus closed in 2017. The Castaldi report, structural evaluation, and conditions assessment describe the site and buildings as having numerous structural concerns, deferred maintenance, and life safety issues. Existing Site Conditions & Existing Construction work Phase I . The existing campus parking, utilities, and drainage plan do not accommodate today's standards. This RFP is for the Phase II scope of work, which includes the site development depicted in the attached drawings. Phase I is under construction and the expected completion date is late December 2025. . The CONSTRUCTION MANAGER will be expected to coordinate with the existing teams currently working on Phase I of the project. Planned Scope Phase II The CONSTRUCTION MANAGER shall assist the Architect/Engineer during the Preconstruction Phase with the following tasks at a minimum: An analysis and feasibility studies of the existing buildings and systems' conditions Remodeling and restoration recommendations with cost analysis Estimates of the construction costs at the end of the three design phases Project Schedule and Phasing of Design Plans as directed by the OWNER Review and offer recommendations for the construction documents during the three design phases.
