Description: PROPOSALS SHOULD BE BASED UPON THE FOLLOWING DESCRIPTION OF WORK : The CONSTRUCTION MANAGER shall provide all Preconstruction Phase Services necessary to establish a GMP as well as all Construction Phase Services following the Award of the GMP for the identified shell buildings and site work in this Project Notification. The CONSTRUCTION MANAGER may be required to complete portions of the construction on an occupied campus as directed by the OWNER. History of the Site The Historic Roosevelt School campus dates back to the 1950s. Over the years, the facility has benefitted the community in multiple ways. The school has a proud history. It has educated many residents who became leaders, business owners, and professionals. However, due to deteriorating conditions, the campus closed in 2017. The Castaldi report, structural evaluation, and conditions assessment describe the site and buildings as having numerous structural concerns, deferred maintenance, and life safety issues. Existing Site Conditions & Existing Construction work Phase I . The existing campus parking, utilities, and drainage plan do not accommodate today's standards. This RFP is for the Phase II scope of work, which includes the site development depicted in the attached drawings. Phase I is under construction and the expected completion date is late December 2025. . The CONSTRUCTION MANAGER will be expected to coordinate with the existing teams currently working on Phase I of the project. Planned Scope Phase II The CONSTRUCTION MANAGER shall assist the Architect/Engineer during the Preconstruction Phase with the following tasks at a minimum: An analysis and feasibility studies of the existing buildings and systems' conditions Remodeling and restoration recommendations with cost analysis Estimates of the construction costs at the end of the three design phases Project Schedule and Phasing of Design Plans as directed by the OWNER Review and offer recommendations for the construction documents during the three design phases. Provide Preconstruction services per the established Construction Budget and Design Schedule referenced below. The CONSTRUCTION MANAGER shall assist the Architect/Engineer during the GMP Construction Phase with the following tasks at a minimum: Site development, building remodel and restoration of the existing circa 1950s shell Buildings 1 and 5 (approximately 6,657.00 sq. ft. and 10,454.00 sq. ft., respectively). New construction of a +/-20,000.00 sq. ft. shell building to accommodate a museum and library/media center. Demolition of buildings two (2), three (3), four (4), six (6), and eleven (11) . Construct the parking lot and required drainage features across the street on 15th (L.A. Kirksey Street). Additional Supporting Documentation and Drawings . AS-101 Overall Site Plan Phase I . Roosevelt FSC Pre-Demolition LBP Inspection_Revised 10.14.2022 Construction shall incorporate all of the requirements set forth in the Permitted Construction Documents, School District of Palm Beach County Master Specifications, District Design Criteria, State Requirements for Educational Facilities (SREF) 2014, Florida Administrative Code (FAC) Chapter 6A-2 and Florida Building Code. The CONSTRUCTION MANAGER shall prepare all Project Documents in accordance with the requirements stated in Department of Education's Chapter 6A-2, SREF and FAC.
