11540 W Godsell Ave, Hales Corners Bid Award Award shall be made to the bid most advantageous to the County, conforming to the invitation for bids. At the first attempt to sell the property, the County must reject every bid less than the appraised value of the property. Communication initiated by a proposer to any County official, employee or representative evaluating or considering the bid, prior to the time of any award is prohibited unless at the explicit direction of the Bid Administrator and any such unauthorized communication may constitute grounds for rejection or elimination of a proposal from further consideration, in the sole discretion of the Economic Development Director. This sheet shall also be signed as required above to properly identify attachments. Earnest Money of 10% of offer price is due within 5 days of acceptance of offer and to be held in Milwaukee County's Trust Account. Milwaukee County tax foreclosed properties are foreclosed on and offered for sale pursuant to Wis. Stat. ch. 75. The Department of Administrative Services - Economic Development Division is responsible for selling the County's tax foreclosed properties. All bids shall be submitted on an Offer to Purchase form furnished by the Economic Development Division. All offers must clearly show the interested buyers name and be signed (manually or electronically) by the party making the offer. Offers in the name of an LLC are acceptable as long as the members of the LLC are clearly identified on the signature line or elsewhere in the offer. Unsigned offers shall be rejected by the Director and returned to the bidder. If this form does not provide sufficient space, bidders shall attach a sheet supplying the additional information. The winning bidder shall provide 10% earnest money within 5 business days be prepared to close within 30 days. If a bidder requires a financing contingency, bidder must include a valid pre-approval letter from a financial institution acceptable to the Division. Economic Development Director reserves the right to negotiate with the bidder whose bid is most advantageous to the County regarding offer contingencies. Milwaukee County reserves the right to reject any or all bids or any portion of any or all bids when doing so would serve the best interest of the County. Milwaukee County reserves the right to cancel this Invitation to Bid. In cases where two or more bids are equally advantageous, the bid received first will take precedence. Additionally, the provisions of Wis. Stat. s. 175.10 and M.C.G.O ss. 32.96(7) and (8), regarding the sale of real property to officers or employees of the County are applicable to tax foreclosure sales. No bid from an officer or employee of the County may be considered the most advantageous bid to the County unless it also provides the most benefit to the County. Furthermore, no officer or employee of the County who is involved in the property tax foreclosure process or the resale of tax foreclosed properties will be considered a qualified and responsible bidder. Bid date notes It is recommended that bids are hand delivered; however, mailed bids are also acceptable. Mailed bids must be received on or before the submission deadline date and time. The postmark date is not considered for submission deadline. Milwaukee County requests 1-week binding acceptance to allow for review period of bids.
